Types of connections offered in Lodgify
🔗 We differentiate between two types of connections:
- Connection via API: A connection that synchronizes reservations, calendars, and rates, on a real-time basis. We can use this type of connection with Airbnb, Vrbo, Booking.com, and Google Vacation Rentals.
- Connection via iCal: A more basic connection, which only synchronizes the calendar, approximately every 2 hours. For some channels, such as Vrbo, this synchronization might take up to 24 hours.

Benefit of API connections
This functionality also allows you to manage your rates & availability from one master system - Lodgify. You can request the connection to them in Main Menu → Channel Manager in your Lodgify account.

Airbnb
The Airbnb API integration is a two-way connection that will export your rates, availability, and content optionally (descriptions, photos, etc.) from Lodgify to Airbnb. The integration will import your Airbnb bookings into your Lodgify reservation system. Messaging for confirmed bookings and inquiries is also synchronized with Lodgify. Payments will still be managed entirely in Airbnb. -
Booking.com
The Booking.com API integration is a two-way connection that will export your rates and availability while receiving your Booking.com bookings directly into your Lodgify reservation system.
If in the sync setup page within the Channel Manager is “Sync prices and availability” - we will not synchronize content (photos, descriptions, etc.), nor fees with a fixed cost such as a cleaning fee. If the sync type is “Full sync”, both content and fixed cost fees will sync - at this time it is not possible to change the sync type but we expect this to be possible in 2026.
Messages will be synchronized. Payments can be managed from Lodgify or Booking.com. -
VRBO
The Vrbo API integration is a two-way connection that will export your rates, availability, and content (descriptions, photos, etc.) from Lodgify to Vrbo. The integration will import your Vrbo bookings into your Lodgify reservation system. Messaging for confirmed bookings is synchronized. Inquiries are synchronized with limitations (see here for more details). Payments will be managed entirely in Lodgify. -
Google Vacation Rentals
The Google Vacation Rentals API integration is a two-way connection that will export your rates, availability, and content (descriptions, photos, etc.) from Lodgify to GVR. Your listings will appear on GVR, then guests will be directed to the rental Overview page of the Lodgify website and complete their booking directly through the site. All bookings, messaging, and payments will be managed entirely in Lodgify.
Airbnb Connection

- Please take some time after our call to verify that your listing’s rates, fees, taxes and calendar availability are syncing correctly. If you notice anything that doesn’t seem right, please reach out to our support team so they can assist you. Please also verify that all your existing Airbnb reservations were successfully imported into Lodgify.
- If your listings were created from scratch from Lodgify, your connection was set as "Sync everything" (content, rates, and calendar). If you want to manage content directly on Airbnb and benefit from Airbnb’s specific content features, you can change it to "Sync rates & availability" (Main Menu → channel manager → Airbnb → edit button next to listing).

How to check if your prices are syncing correctly?
To verify if your rates and calendar are synced correctly from Lodgify, you will need to do this from the public Airbnb listing (from your Airbnb account → Menu → Listing → Click on your listing's title → Click the Preview listing button or from your Lodgify account → Menu → Channel Manager → Airbnb → Click on the rental ID number under Rental in Airbnb. You should not check Airbnb’s host calendar anymore since that will not show the updated rate information.
How are fees & taxes synchronized with Airbnb?

Vrbo Connection
- Read our Knowledge Base article for more details about the API connection with Vrbo.
- If your listings were connected to VRBO, please take some time after our call to verify that your listing’s rates, fees, taxes and calendar availability are syncing correctly. If you notice anything that doesn’t seem right, please reach out to our support team so they can assist you. Please also verify that all your existing VRBO reservations were successfully imported into Lodgify.
- For customers using Stripe for VRBO: please ensure you have completed all verification steps with Stripe to ensure a seamless connection with Vrbo bookings and payments
- We will sync any taxes you have set up in Lodgify to Vrbo, however please keep in mind these will be paid out to the connected Stripe account and you will need to remit them to the relevant authorities.

- If you haven’t done it yet, please remember to fill the Know Your Partner (KYP) form directly from your Booking.com account. As we mentioned in the call, this is now very important to comply with regulatory requirements. Here you can find all the information.

I have just created my Booking.com account via the Lodgify platform. What steps do I need to take to publish my listings?
If you have just opened a new account on Booking.com, please make sure you complete the required steps in Booking.com to set your rentals live:
- Sign the Booking.com contract from your email.
- Update Password: Go to Booking.com, then click Forgot Password to set a new one.
- Activate Payments: Go to Booking.com to finalize your payment settings.
- Complete KYP: Fill out the Know Your Partner (KYP) form.

Complete Verification of rentals (after they are exported)
Then, simply turn on the Publish toggle in Lodgify to make your property live on Booking.com.

Request to book: how does it work?
Please note that if you use the Request-to-book option for Booking.com, your Lodgify calendar won't be blocked until the booking is confirmed. Additionally, the booking must be confirmed through the Booking.com Extranet. Be sure to manage this carefully to avoid any overbooking.

Google Vacation Rentals Connection

- Remember that new bookings from that platform will function in the same way as bookings made directly on your website, the difference is that the source of the booking will be “GVR”.
- Pricing and booking policies on Google Vacation Rentals will need to match your Lodgify website so you will not see any option to modify the Google Vacation Rentals connections from the Channel Manager page.

GVR connection statuses explained
- [If status = waiting for Google] This means that you have sent your listings to Google. Remember it can take up to a couple of weeks to be live on their platform. New bookings from GVR will function in the same way as bookings made directly on your website, the difference is that the source of the booking will be “GVR”.

How to connect more listings to GVR?
If you want to connect more listings on Google vacation rentals, please follow the process:
- Go to Channel Manager → Google → Connect → List.
- Remember it can take up to a couple of weeks to be live on their platform.
- Once this is done you will see the status of the listing in the Channel Manager page change to Listed.
Mark-up
To change the desired mark-up for your connected channels, please go to Main Menu > Rentals > Pricing > Mark-up.
Calendar
- With the API connection Lodgify becomes your master calendar, so if you need to close or open any dates, you need to do it directly in Lodgify.
- You can also update any price and minimum stay in the Lodgify calendar for specific dates, using Edit Nightly Rate.
If you are using Lodgify’s dynamic pricing:
- Lodgify’s Dynamic Pricing feature automatically adjusts your rates based on market trends, with no extra effort on your part. Dynamic pricing strategies typically generate around 20% more revenue. You can activate it by going to Main Menu → Settings → Lodgify Dynamic Pricing.
- You can view your optimized rates by clicking on View Prices; this will take you to your Calendar. Remember that your rates will update automatically, but you can also make adjustments by going to Main Menu → Settings → Lodgify Dynamic Pricing to set your minimum and maximum prices. Additionally, you can edit the price per night directly from the Calendar.
If you are using external intelligent pricing tool (Pricelabs or Beyond Pricing):
- Remember that all of your rates and minimum stay settings need to be modified from Pricelabs/ Beyond Pricing.
Bookings
Booking with quote
- Here is a short but helpful guide on how to create a booking with a quote in your Reservations section.
Report of your bookings
- You can download a report of your bookings at the bottom left of the Reservations page.
Editing bookings:
- Remember that Airbnb and Booking.com bookings need to be modified in the channels. Vrbo bookings, Google Vacation Rental bookings, and direct bookings need to be modified in Lodgify.
Settings section
Policies
The Policies section is where you find the policies for your direct bookings, Google Vacation rental and Vrbo bookings (if applicable).
Damage protection
There are a few options, depending on the channel:
- As a pre-authorization - recommended option!
- Here's how to configure a damage/security deposit.
- The pre-authorization would apply for direct bookings, Google, and VRBO.
- Remember that pre-authorizations will expire every 5 days but you will be able to renew and/or charge them under the Reservations section.
- Managed manually
- This means that you will need to manually collect and refund the damage deposit (for example: in cash, via bank transfer etc) for direct bookings, Google and VRBO.
- Airbnb and Booking.com damage deposit is managed directly in the channel.

Refunds
Your refunds can be either automated (based on your cancellation policy) or managed manually.
Messaging
- You can message guests in your Reservations section by clicking on the messaging bubble in the upper right-hand corner of a guest's reservation or from the inbox where messages from all channels are centralized.
- For Airbnb VRBO and Google Vacation rentals messages for both confirmed bookings and inquiries are synchronized and can be managed from Lodgify.
For Booking.com, messaging is synchronized for confirmed bookings only.
Automated messages
- Under Settings and Messaging, you have more messaging options:
- Automatic responses: all the automated notifications that can be turned on (for Guests, Rental contact, and Account contact and for each channel). I recommend you go through them and see what you want to turn on and off or edit.
- Only available in the Ultimate plan: Custom automatic responses: where you can create and configure custom notifications using the triggers available (before arrival, after arrival, before departure, and after departure).
- Saved replies: they work as templates to be used in the messages inside the reservations. They are not sent automatically.
- There are Placeholders that will work automatically for all properties. They populate once the notification is sent out.
- Then you also have the Messaging placeholders (ie: Check-in Instructions, Check-out instructions, Wifi Information, etc.) that you need to fill in the section Rentals → Messaging placeholders. The information will be applied according to the rental.
