Multi-channel connection (BETA)

If you have one rental, you can use a simplified connection flow that allows you to connect your property to Airbnb, Booking.com, and Vrbo in a single process.

This streamlined workflow helps you complete the connection faster and start syncing your listing with just a few steps.

❗️ Requirements

Before setting up the connection with Airbnb Professional, you should be aware of certain conditions/settings in order to make the connection work:

  • If your Airbnb listings were not using the API connection yet, once the API connection is set up, your Airbnb service fee will change. Read more here.
  • Listings in Airbnb can be set as either Instant booking or Booking request.
    💡 Notes:
    • If you choose Booking request for your Airbnb listing, you must also set the listing to Booking request on all other platforms (meaning connected OTAs and your website).
    • If you choose Instant booking for your Airbnb listing, you can still choose your Bookability settings in Lodgify independently (Instant booking, Booking request, or Inquiry only).
  • There are certain cities/regions that don’t allow Airbnb to establish API connections. See the full list of restricted areas (red) here.
  • Closed periods, iCal imports, and manual bookings created in Airbnb will be deleted. Be sure to create them in Lodgify.
  • The smart pricing feature in Airbnb won’t be available anymore. All your prices need to be controlled inside your Lodgify account. If you want to use dynamic pricing, you can activate the Lodgify Dynamic Pricing.
  • If an Airbnb listing is hosted from both an Airbnb owner account and a co-host account, you will need to connect both accounts with Lodgify. To connect the Airbnb co-host account, follow the same instructions as for connecting the owner's account.

To start the Airbnb connection flow:

  1. Click Connect Airbnb.
  2. You will be redirected to your Airbnb account, where you will be asked to authorize Lodgify to access your Airbnb listing details. Click Allow.

Once authorization is complete, you will be redirected back to Lodgify. The import and synchronization will start automatically. During this process, Lodgify will import:

  • Existing reservations
  • Availability
  • Prices
  • Messages

from Airbnb into your Lodgify account.

After the connection is complete, you will see a list of rates and settings that were synced. Click on Let's get started to continue to your account.

Once you have completed the Airbnb connection, you will be taken to the Calendar, from which you can connect to Booking.com and Vrbo. 

Connect to Booking.com

❗️ Requirements

Before setting up the connection with Booking.com, you should be aware of certain conditions/settings in order to make the connection work well for you.

  • You must have a Booking.com account and your rentals created in Booking.com. 
  • If you want to charge your Booking.com reservations through Lodgify, activate a credit card gateway such as Lodgify Payments, Stripe, Payyo, Braintree, or Authorize.Net in your Lodgify account. For more details on how to activate credit card payments, follow the instructions in this article.
  • If you have weekly and monthly rates set up on Booking.com, make sure to create the same rates on Lodgify so we can connect them.
  • If you are accepting reservations with Instant Booking on Airbnb, you must enable the same setting on Booking.com.
    If you are accepting reservations with Request to Book on Airbnb, you must configure the same setting on Booking.com, but we recommend avoiding Request to Book on Booking.com because you will need to manually accept and decline reservation requests through your Booking.com extranet.
  • You need to have the same currency in both Lodgify and Booking.com to avoid any sync issues, as the currency will not be converted between Lodgify and Booking.com. If you wish to edit your currency in Lodgify, you can do so in the rental's Pricing section.

Once you have completed the Airbnb connection, you can click the wheel icon in the Calendar to connect to Booking.com. Alternatively, you can connect from the Channel Manager.

  1. Click Connect in the Booking.com section
  2. Click Continue on Booking.com and log in to your Booking.com Extranet.
     
  3. Select your property and click the Account icon in the top-right corner. Select Connectivity Provider and then search for and select Lodgify as your connectivity provider.
    This allows Lodgify to sync your rates, availability, reservations, and other settings with Booking.com.

  4. Return to your Lodgify account to start syncing your rental. 
    💡 Note: If the system cannot find your account using the email address, you will also be required to enter the Legal Entity ID. To find it, log in to your Booking.com Extranet, click the property selector in the top-left corner of the navigation bar. The number displayed at the very bottom of the dropdown is your Legal Entity ID.

 

Once the connection is established, you can start syncing your property.

  1. Click Start sync to begin the mapping process. (Click on How we sync your prices to get a full overview of how your Lodgify pricing settings are synced and applied).

The following data will sync from Lodgify to Booking.com:

  • Messaging
  • Existing reservations
  • Availability (including closed periods)
  • Prices

Note: A 16% markup is automatically applied to your property prices on Booking.com. After the connection is completed, you can edit this markup in the Booking.com sync settings.

How rate plans are connected

During the first connection, Lodgify will map your Standard Rate in Booking.com.

Depending on your Booking.com rate plan configuration, the following scenarios may occur:

  • If no Standard Rate exists
    If your Booking.com property only has other rate plans (for example Non-Refundable or Flexible) and no Standard Rate, Lodgify will display a warning asking you to create one.
    You must create a Standard Rate in Booking.com before completing the connection.
  • If only one rate plan exists
    If your property has only one rate plan, Lodgify will map that rate plan automatically, regardless of its name.
  • If multiple rate plans exist
    If you have more than one rate plan, you can either:
    • Delete the additional rate plans in Booking.com, or
    • Contact Lodgify Support after completing the connection so the missing rate plans can be mapped.

After the connection is complete, your rental will display as Synced and you can click on Manage Channel to review and edit your Booking.com channel settings.

Connect to Vrbo

❗️ Requirements

Please note that in order to be able to connect with Vrbo, you will need to meet the following requirements: 

  • Each Vrbo account can only be connected with one Lodgify account. 
    And each Lodgify account can only be connected to one Vrbo account.
    💡️ Notes:
    • If you do not have a Vrbo account yet, you will be able to create one.
    • If you do not yet have rentals inside your Vrbo account, the rentals can be pushed from Lodgify into Vrbo for you.
  • Ensure that you have not listed the same property across multiple Vrbo accounts, as this is not possible with Lodgify.
  • Vrbo has the following VAT requirements:
    • EU: valid VAT number or Tax identifier

    • UK: valid VAT number or Company number (CRN)

    • Australia + New Zealand: valid ABN number / NZBN number

    • Quebec region: valid GST / QST number
      💡️ Important Note: If you're a private owner in one of the regions above and don't have the required identifier, Vrbo will not proceed with the integration project.

  • Your Vrbo listings need to be set up as 'pay per booking', or you need to have an active subscription with Vrbo for all the properties.
  • You need to have a Credit Card payment gateway or PayPal active in Lodgify, as all reservations will be charged via Lodgify. You can use Stripe, Braintree, Authorize.Net, Payyo, or PayPal. Learn how to activate a credit card payment gateway or how to activate PayPal.
    💡 Note: When PayPal is activated, guests will see a Bill me option on Vrbo, which allows them to pay later. You must send them a manual payment request in Lodgify to complete the payment.
  • Closed periods cannot be imported from Vrbo into Lodgify, so they will need to be created manually in Lodgify before the connection to avoid double bookings.
  • You need to use the currency of the master brand of Vrbo (EUR, USD, GBP, CAD, AUD, NZD), and you need to have the same currency in Lodgify. To edit your currency in Lodgify, you can do so in the rental's Pricing section.
    💡 Note: To prevent currency inconsistencies in your rental, it's important that the currency of your prices aligns with the currency specified in your policy. This could, for instance, include the currency used for your security deposit.
 
You can follow the connection process for Vrbo from the Calendar or the Channel Manager once you have completed the Airbnb connection.
  1. Click on the Connect button in the Vrbo section.
  2. When asked if you already have a Vrbo account:
    1. Select Yes, I use Vrbo if you already have an account with Vrbo.
      1. Enter your Vrbo Business or personal name, along with the email you use to log into Vrbo.
      2. Click on Continue on Vrbo, and then click Yes to confirm you already have an account with Vrbo.
      3. On the following page, select Yes to confirm that you are using a property management software (Lodgify).
      4. Enter the required information and save.
    2. Select No, I am new to Vrbo if you don't have an account with Vrbo yet.
      1. You will be redirected to Vrbo where a pre-connection form appears with:
        1. Email (pre-filled with your Lodgify email)
        2. Company Name (pre-filled with your username)
      2. Complete the Vrbo SSO form.
          

 

Verification and Syncing

At this point, Vrbo will need to verify the connection. This process can take up to 48 hours. While this is happening, the connection status in Lodgify will be marked as Connection in progress.

 
Once the verification is finalized on Vrbo's side, the status in Lodgify will change from Connection in progress to Sync pending.
To complete the mapping:
  1. Click on Sync your rental.
  2. Click Start Sync.


The following items will be synced from Lodgify to Vrbo:

  • Messaging
  • Existing Reservations
  • Availability (including closed periods)
  • Prices (Click on How we sync your prices to get a full overview of how your Lodgify pricing settings are synced and applied).
Note: A 16% markup is automatically applied to your property prices on Vrbo. After the connection is completed, you can edit this markup in the Vrbo sync settings.
 
After the connection is complete, your rental will display as Synced, and you can click on Manage Channel to review and edit your Vrbo channel settings.
 
❗️ Possible error scenarios

Vrbo listing not available in the mapping list

If you don't see your listing when selecting Map to existing listing, it's likely due to the listing being linked to a different account. 

If you accidentally connected the wrong Vrbo account, you can request the disconnection from Vrbo and redo the mapping with the correct information. 

  1. Disconnect your current Vrbo account from Lodgify. Find out how to disconnect from Vrbo.
  2. Connect the correct Vrbo account to Lodgify.

Currency mismatch

A currency mismatch error can occur if your rental’s currency differs from the currency set in your Vrbo account. You'll receive an error indicating that one or more of your properties use a different currency than the one selected in your Vrbo account.

To resolve this, you have two options:

Option 1: Change Rental Currency (If Possible) 

Change the rental currency in Lodgify for the affected properties to match the currency set in your Vrbo account. You can do this from your rental’s Pricing section. Once updated, you can proceed with the connection process.

💡 Notes

  • Ensure that you adjust your prices according to the selected currency.
  • Keep in mind that reservation payouts will be made only in this currency.

Option 2: (If Rental Currency Cannot Be Changed) Address Vrbo Account Currency

Vrbo typically does not allow currency changes once an account is created. Even if you see an option to change it in your Vrbo dashboard, it often won’t update in their internal system.

  • Path A: Exclude the Rental 
    If only a few rentals have this issue and you don’t want to create a new Vrbo account, you can remove those specific rentals from the connection process and continue with the remaining properties.
  • Path B: Create a New Vrbo Account (Recommended for multiple mismatches) 
    If most or all of your rentals have a currency mismatch, it’s recommended to create a new Vrbo account:
    1. Create the new account using a new email address and set up your rentals in the same currency as your rentals on Lodgify.
    2. Disconnect your existing Vrbo account from Lodgify.
    3. Connect the newly created Vrbo account to Lodgify.
