If your rental is connected to Airbnb via the Channel Manager, you can see and manage your connection directly in the Channel manager.

Edit channel settings
You can configure a variety of your Airbnb settings directly in your Lodgify account. To configure these channel-specific settings, follow these steps:
- Go to your left-hand menu and select Channel manager

Click Airbnb and View details.
You can edit the following settings:
Setting Notes Publish Publish or unpublish your Airbnb listing. If unpublished, it won't be visible nor bookable on Airbnb. Airbnb data sync Here you can decide if you want to synchronize all the content from your Lodgify rental with your Airbnb listing, or if you prefer to only synchronize bookings, prices, availabilities and restrictions (=sync limited).
💡 Note: Once the Channel Manager is activated for one or more rentals, prices will always be managed from Lodgify.
Channel settings
Mark-upChange the percentage adjustment that will be applied to the base rate sent to your OTA. You can use the mark-up to increase or decrease the price sent to the OTA and to counterbalance, for example, the OTA commission.

Mark-up: 15%
➡ Base price in the OTA: $115 per night

💡 Note: If your listing is in Argentina, Canada, Chile, Colombia, Morocco, Netherlands, Philippines, Poland, South Africa, Sweden, or Turkey, the Strict policy will no longer be available for reservations made on and after January 20, 2025. Listings with the Strict policy will automatically be converted to the Firm policy. Additionally, a new Limited policy will be introduced, allowing guests to cancel up to 14 days before check-in for a full refund.

Booking methodChoose between Instant booking and Booking request.
If you're using Instant Booking for other channels (Booking.com, Expedia, Vrbo and/or Lodgify CMS), Airbnb bookability setting should be Instant Booking.Airbnb advanced settings
Security DepositChoose from the following options:
- Custom Value (set an amount between $100 and $5000)

💡 Note: No authorization hold will be placed on guests' funds. Instead, the guest will only be charged if you make a claim on the security deposit after departure directly on Airbnb side.

Guest RequirementsIf you accept instant bookings, you can filter your guests by choosing the following configurations for Guest Requirements:
- Everyone
- Experienced
- With Government ID
- Experienced Guest with government ID

Allow request to book during your advance notice periodIf you activate it, you will still receive a booking request, although a booking doesn't meet certain requirements, such as:
- The guest tries to make a booking outside your advance notice, e.g. the advance notice is set to 5pm and the guest tries to make a booking at 6pm.
- The guest does not meet your set requirements for instant bookings.
- There are specific restrictions on the listing, e.g. the listing is not suitable for children, but the guest's booking includes children.

New listing promotionIf your listing is new on Airbnb, you can apply a 20% discount to the first three bookings. Learn more about Airbnb's new listing promotions.

- The listing must have fewer than three bookings.

Create a checklist of tasks for guests to complete when checking out. Airbnb will send an automatic reminder with checkout time and these instructions as a push notification to the guest's mobile device, at 5:00 PM (local time) the day before checkout.
💡 Note: Guests must have the Airbnb app downloaded and push notifications enabled to receive this reminder.

Allow request to book when guests book above max. nights⚠️ This setting is available for the Sync everything type of synchronisation only.
If a guest wants to book more nights than your maximum, they can send you a request.💡 Note: This appears only if the max. nights is of 28 or more.

Listing Type (not always available in the settings page)Airbnb listings are categorized into four room types:
- Shared rooms: Guests share the entire space with the host or others and don't have a private room to themselves.
- Private rooms: Guests share some common areas with the host such as kitchen or bathroom, but have their own private room to sleep in.
- Entire homes/apartments: Guests rent the entire unit and don't have to share the space with the host or anyone else.
- Hotel rooms: Typically, guests share common areas, whilst staying in unique private rooms. The accommodation tends to offer a level of service and hospitality associated with traditional hotels. (The rooms may be part of boutique or lifestyle hotels, bed and breakfasts, or similar properties.)

Tax eligibilityIf you are connected via REST API, Lodgify will automatically receive your listing's tax status from Airbnb. Depending on your tax status you will need to adjust in Lodgify if taxes should be exported to Airbnb or not. For more details see below. -

Unpublish a listing
For Airbnb Professional, you can unpublish an Airbnb listing directly from your Lodgify account.
To do so, follow these steps:
- Go to your left-hand menu and select Rentals.
- Choose the rental you want to edit and go to Sync settings.
- In the section Airbnb API, you can see which Airbnb listing is connected to this Lodgify rental. Now click on the three dots next to the Status column and select Edit listing settings.
- In Synchronization & publishing, switch the toggle for Publish rental status:
- A pop-up window will open asking you to provide a reason for unpublishing the listing.
