Before You Connect
Before setting up the connection with Booking.com, you should be aware of certain conditions/settings in order to make the connection work well for you.
- If you want to charge your Booking.com reservations through Lodgify, activate a credit card gateway such as Lodgify Payments, Stripe, Payyo, Braintree, or Authorize.Net in your Lodgify account. For more details on how to activate credit card payments, follow the instructions in this article. If you already accept credit card payments, move on to the next step.
- Make sure to update your availability and rates in Lodgify so they will be accurately reflected on Booking.com.
Prices and Availability are only editable inside Lodgify. This means that if you wish to create a manual booking or a closed period, you will be obliged to create it directly in Lodgify, and it will then be imported automatically into Booking.com. This article explains exactly what is exported from Lodgify to Booking.com and which information needs to be set up inside your Booking.com extranet. - If you have weekly and monthly rates set up on Booking.com, make sure to create the corresponding length of stay discounts on Lodgify so we can connect them.
- If you are accepting reservations with Instant Booking on Airbnb, you must enable the same setting on Booking.com.
If you are accepting reservations with Request to Book on Airbnb, you must configure the same setting on Booking.com, but we recommend avoiding Request to Book on Booking.com because you will need to manually accept and decline reservation requests through your Booking.com extranet. - Listings categorized as Aparthotel, Apartment, or Condo require a kitchenette or kitchen to be specified. If this is not specified, a Sync failed error will occur after the connection.
- You need to have the same currency in both Lodgify and Booking.com to avoid any sync issues, as the currency will not be converted between Lodgify and Booking.com.
Your currency on Booking.com is by default determined by the location of your properties and cannot be modified. If you wish to edit your currency in Lodgify, you can do so in the rental's Pricing section.
💡 Notes:
- If a reservation is made for 2 adults and 2 children on Booking.com, Lodgify will show 2 adults and 2 children in the reservation. However, if you set a distinct price for children on Booking.com, they will not be included in the reservations imported into Lodgify. To avoid any inaccuracies in guest counts within Lodgify quotes, we recommend not setting a separate price for children in Booking.com. - If you create a new rate plan or re-activate a rate plan that is not synchronized with Lodgify, you will risk receiving overbookings. Lodgify is not able to update the availability for those rates if they are not mapped. Please reach out to our connectivity team if you need to make changes or updates to your rate plans.
Connect Lodgify to Booking.com
Start the connection
To start the connection to Booking.com, follow these steps:
- Go to your left-hand menu and select Channel Manager.
- Click on Booking.com and select Connect to Booking.com.
- If you don't have an existing Booking.com account yet, you'll be able to create it following the instructions provided in this article. Otherwise, if your listing already exists on Booking.com, you'll need to fill in the form so our Connectivity team can proceed with the connection: English | Spanish | Italian | French | German | Portuguese
- Once your Booking.com account is connected, you can connect new rentals.
Here are some tasks to complete on your side while the connection is being processed:
- If you are in a region that requires a license to operate legally and sell your inventory, you will need to provide your license to Booking.com by submitting it in the Rentals section under Policies.
- Fill in the KYP (Know Your Partner) form to prevent your property from being closed on Booking.com or blocked for EEA travelers.
- Ensure that your property status is set to "Open/Bookable" on Booking.com. You can find instructions in this Booking.com help article.
Once the connection is complete, you'll be able to view the connected Booking.com accounts directly in your Lodgify account. Go to the Channel Manager section and click Manage accounts to see the list of connected accounts.
Connect and export your rentals
If you created your Booking.com account through Lodgify, you will be able to export your rentals from Lodgify to Booking.com. To export your rentals, follow these steps:
- Go to your Channel Manager section and enter the Booking.com connection.
- Then click Sync rentals.
- Select Booking.com and click Next.
💡 Note: If you are redirected to a form, it means your account does not yet support the beta connection flow. In this case, you'll need to create your listing on Booking.com manually and then complete the form to sync your rental. - You'll see a list of your Lodgify rentals. For each rental you want to connect to Booking.com, use the checkbox or click Map.
💡 Note: Only properties assigned to a Lodgify website will appear for export.
- When mapping, select Map to new listing. You'll need to select the appropriate Booking.com account to which the rental will be exported.
💡 Notes:- If your rental is configured as one of the following types, the export will not be possible:
- Bungalow
- Cabin
- Condominium
- House
- Inn
- Mobile house
- Motel
- Student housing
- The options Map to existing listing and Do not map are not available yet.
- If your rental is configured as one of the following types, the export will not be possible:
- Click Save and repeat the process for each Lodgify rental you want to map.
- Once you've mapped all the rentals you want, click Next.
- You can view and edit your Booking.com settings for each rental by clicking the pencil icon.
From there, you can select a markup, a cancellation policy, and the bookability model (Booking.com supports Instant Book only). Then click Next. - Review the details one last time, and click Sync to finalize the connection.
- Your property will enter syncing status, and once completed, you'll see the Booking.com hotel and room IDs.
- Then, simply turn on the Publish toggle in Lodgify to make your property live on Booking.com.
- You can now edit markups, cancellation policies, bookability model, and fees/taxes directly from this page.
