Configure your default rate settings

This article explains how to set the nightly price of your rentals and configure certain conditions for bookings and stays. To read about setting up season rates, click here

💡 Note: Each rental must have a default rate configured. This rate will be used to calculate booking costs during periods in which no season rate applies or when the connection to an external rate source like Pricelabs gets disconnected.
💡 Note: The default rate must be configured even if you want to restrict bookings only to the periods of your season rates. To restrict your availabilities to certain periods, you can use our Booking Window feature and create Closed periods.

As the Nightly price also functions as the fall-back price for when no season or external rates apply, we recommend configuring your mid-season pricing in the nightly rate. You can amend the name accordingly.

To configure your nightly price:

  1. Go to your Main Menu in the top left corner and select Rentals.
  2. Select the rental you wish to edit and select Pricing. Screenshot 2024-11-08 at 16.22.18.png
  3. Now configure your nightly price using the following settings:
Setting Notes

Base price

Select the default currency for the rental. This will determine the currency in which you will see prices displayed in the rental's bookings in the reservation system.
💡 Note: The currency in which guests see prices corresponds to their location. If you want all guests to see prices in a specific currency regardless of their location, please contact us at help@lodgify.com.

Then, enter the base price of your rental.
💡 Note: This is a required field, even if you also configure a price per weekday. 

Extra guest charge

If you wish for the default pricing to apply only up to a certain number of guests whilst applying an additional charge for any subsequent guest, click on it to enter the extra charge per guest per night and after how many guests the charge will apply.

Example: If your nightly rate is €80, and you configure an extra charge of €20 after the 4th guest, a reservation for 1-4 guests will cost €80. A reservation for 5 guests will cost €100 whilst a reservation for 6 guests will cost €120.

Short stay price

 

If you wish to apply an extra charge when the stay is too short, click on it to enter the number of nights and the charge amount per night.

Example - if you enter 2 nights, the short stay charge will apply to stays of 1 or 2 nights.

💡 Note: This setting does not override a minimum stay. If you set a minimum stay of 3 nights, the short stay will not allow guests to book for 1 or 2 nights.

Length-of-stay prices

 

If you wish to offer a weekly, monthly price, or a price for a custom period, click + Add and enter the rate for that period.

💡 Note: If you have weekly and monthly rates set up on Booking.com, make sure to create the same rates on Lodgify so we can connect them.

Fees

Configure additional charges that are not included in the nightly price. They will be automatically added to the booking cost.

If you wish to add an extra fee, click + Add and create a new fee.

Taxes

Add your local taxes and VAT, and choose whether to include VAT in the room price. Learn more about Sales Tax/VAT display.

If you wish to add an extra fee, click + Add local tax or + Add Sales tax/VAT and set up your tax.

Promotions

If you wish to create special offers for certain periods or give a discount to certain guests by using a promotion code, click + Add and create your promotion.

Add-ons

If you wish to propose special services that can be booked directly together with the room booking, click + Add and create your add-on.

Other information

Add your tax information for Airbnb to collect, remit, and report taxes.

Change the label of your nightly price.

  💡 Note: Make sure to select Save after configuring or editing the Pricing settings.

Availability

To change your booking restrictions:

  1. Go to your Main Menu in the top left corner and select Rentals.
  2. Select the rental you wish to edit and select Availability.Screenshot 2024-11-08 at 16.08.49.png
  3. Now configure your nightly price using the following settings:
Setting Notes

Minimum stay

Set a minimum stay requirement for all nights of your rental or for individual nights. The longest minimum stay requirement applicable during the entire booking period will be considered when determining the minimum length of stay required for a booking. If there are different minimum stay requirements for different dates within the booking period, the longest minimum stay requirement for the entire booking period will be applicable.

🔎 Example: Imagine you set a minimum stay of 2 nights for Monday and 3 nights for Tuesday. If a guest wants to check in on Monday, they will need to book a minimum stay from Monday to Thursday, adhering to the longest minimum stay requirement of 3 nights across the entire booking period.

💡 Note: If you have multiple room types, you can enter a minimum stay per weekday per room type.

Preparation time

If you wish to automatically block one or two days before and after each check-in/out, click on it and configure your preparation time.

Booking window

If you wish to restrict guests from booking too far in advance, click on it and choose how many days in advance guests can book. Note that it will apply to the OTAs, but you can set different booking windows for each channel in the Channel Manager section.

Advance notice

If you wish to limit how late in advance guests can make a reservation, click on it and select the latest booking time for this rental.

Unavailable check-in/out days

If you wish to restrict check-in and check-out to certain weekdays only, click on it and tick the days when check-in and check-out are not allowed.

  💡 Note: Make sure to select Save after configuring or editing the Availability settings.

Sales Tax/VAT display

Choose whether to display the prices on your website including or excluding the Sales Tax/VAT.

  1. Go to your Main Menu in the top left corner and select Settings.
  2. Click on Sales Tax / VAT, and choose to display your pricing Gross or Net, then click Save.
