The Airbnb Professional integration allows you to centralize the management of availability, rates, and reservations in real time, ensuring seamless multi-platform synchronization. If you don't have your rentals listed yet in Airbnb you can even create them from scratch just by exporting all the info from your Lodgify rentals into Airbnb.

💡 Notes:
- If you are using another channel as your central reservation manager, we recommend using our Calendar Import/Export Tool to synchronize your Lodgify Calendar with Airbnb. See Export and import your calendar via iCal.
Connecting an Airbnb Host Account to any Channel Manager will change your Airbnb Host Fee from Split Fee to Host-Only fee. If your Airbnb Host Account includes at least one traditional hospitality listings (such as Bed & Breakfast, hotels, serviced apartments), your Host Fee will also change to Host-Only fee.

Requirements
Before setting up the connection with Airbnb Professional, you should be aware of certain conditions/settings in order to make the connection work:
- As mentioned before, if your Airbnb listings were not using the API connection yet with any other software and the majority of your listings are not located in the US, Canada, Mexico, Uruguay, The Bahamas, Argentina, and Taiwan - once the API connection will be set up, your Airbnb service fee will change. Read more here.
- Listings in Airbnb can be set as either Instant booking or Booking request.
💡 Notes:- If you choose Booking request for your Airbnb listing, you must also set the listing to Booking request on all other platforms (meaning connected OTAs and your website).
- If you choose Instant booking for your Airbnb listing, you can still choose your Bookability settings in Lodgify independently (Instant booking, Booking request, or Inquiry only).
- There are certain cities/regions that don’t allow Airbnb to establish API connections. See the full list of restricted areas (red) here.
- Closed periods, iCal imports, and manual bookings created in Airbnb will be deleted. Be sure to create them in Lodgify.
- The smart pricing feature in Airbnb won’t be available anymore. All your prices need to be controlled inside your Lodgify account. If you want to use dynamic pricing, you can activate the Lodgify Dynamic Pricing.
- If an Airbnb listing is hosted from both an Airbnb owner account and a co-host account, you will need to connect both accounts with Lodgify. To connect the Airbnb co-host account, follow the same instructions as for connecting the owner's account.
Connect Lodgify to Airbnb
Connect with your Airbnb account
In order to map your listings, you must first enable the connection between Lodgify and Airbnb in order for the two platforms to exchange information. If you haven't already done so (for example, for previous mappings), follow these steps:
- Go to your left-hand menu and select Channel Manager and choose Airbnb.
- Then click Connect to sign in to your Airbnb account or create one.
- You will be asked to accept the conditions to connect with Airbnb on Lodgify side:
- Then, agree to the terms and conditions on Airbnb side:
- A message will tell you that your Airbnb account is now correctly connected.
You can now return to your Lodgify account:
Lodgify can connect to multiple Airbnb accounts. If you want to connect additional Airbnb accounts, go to your left-hand menu, select Channel Manager and click Airbnb. Then, select Manage account and click on Connect another account:
Then follow the above procedure for each of your Airbnb accounts to connect.
Choose a Lodgify listing to synchronize
Once connected, you will see the list of the rentals which are both completed and assigned to your Lodgify website. (Learn how to create a rental in Lodgify, and how to assign rentals to your website.) From this point, you will need to follow the self-mapping steps per rental.
To map and synchronize a new rental, click on the green Sync button in the far right.
For rentals that are already mapped and synchronized, you can see the mapped Airbnb listing, the sunc status, and the listing status. Click on the Edit button on the far right to edit the configurations or to disconnect.
Prepare for ideal synchronization
Once you click on Sync a new page will open, showing the missing requirements if your rental is not complete yet. You will be able to update the Title, Description, Photos, Location and Price per night of your rental.
Once all the items are marked as Done, you can click on Sync at the top right again.
A new page will open, highlighting all the elements that are currently preventing an ideal connection for your chosen listing.
This can include missing settings, as well as existing settings that cannot be synchronized due to Airbnb's requirements.
💡 Note: Only items marked with ⚠️ must be adjusted to ensure synchronization. Other items are optional, but highly recommended.
To improve your current settings:

- Click Manage to review your settings.
- If you choose to make changes, the option to do so will open on a new page.
- When done, return to the mapping page, click the confirmation boxes if needed (for example: I confirm that I have taken the above-recommended action.), and click Update recommendations to remove resolved items.
When no more items are pending, or you do not want to make any (further) changes, click on Next on the bottom of the page.
Choose an Airbnb listing to synchronize
This next step offers two options for choosing an Airbnb listing for synchronization:

With this option, rental information will be pushed from Lodgify to Airbnb, based on the Lodgify rental you have chosen to connect. 💡 Note: The synchronization type will by default be set to Synchronize everything.

💡 Note: This option only shows if you already have listings in your connected Airbnb accounts. If you choose this option, click on the rental to connect and Next:

💡 Note: Once the Channel Manager is activated for one or more rentals, prices will always be managed from Lodgify.
Choose your synchronization settings
Then, you're asked to configure which settings you would like to apply to your Airbnb listing. The settings are divided into Shared Settings and Airbnb Settings.
- Shared settings are all the settings that exist both in Lodgify and Airbnb.
- Airbnb settings are all the settings that exist in Airbnb only. The options you'll have for these settings depend on which synchronization option you chose.

Configure your Taxes
This section can be displayed depending on your account.
There are 4 different scenarios that you may encounter in configuring the taxes that will apply to your rental. If you choose to export taxes from Lodgify to Airbnb, you will need to select which taxes should be exported and add their respective tax type.

Import your Airbnb Bookings
If you already have bookings for your rental in Airbnb, you will be prompted to import the bookings from your Airbnb account.
During the import, various scenarios may occur:

You will be shown the list of your bookings, and given the option to import or ignore bookings. You can do so one by one, or in bulk. 💡 Note: Once a booking has been imported or ignored, the action cannot be undone. Available actions:
Import and Ignore are actions available not for all the booking, but per booking. 💡 Note: For the Import and Import all options, the Airbnb booking will be imported and replace the previous blocked period/booking. But the consequences depend on the Booking source:

Publish your listings
The last step in the self-mapping flow offers two options for publishing your rental.
- Choose to List now to directly publish your rental on Airbnb available for guests to book.
- Choose to Unlist for now to keep your rental unlisted from Airbnb. You will be able to publish your rental to Airbnb at a later point via the configuration page.
Listings quality
Once connected, you can review the connection status of your listings and improve their quality. To do so, follow these steps:
- Go to your left-hand menu and select Channel Manager. Then click Airbnb.
- Under Listing quality, you will see labels indicating the quality of your listing. Click on them to review and address any quality issues. These labels are based on guest feedback and Airbnb insights, such as low review scores, guest complaints, or violations of Airbnb's community standards. Addressing these issues can help maintain your listing's visibility and attractiveness to potential guests.
💡 Notes:- It can take up to 24 hours for statuses that require your attention to update.
- If you disagree with any issues flagged on your listing, simply click on it to submit an appeal.
View and manage prices
Once the Channel Manager is activated for one or more rentals, prices will always be managed from Lodgify. You can also simulate booking your rental on Airbnb, to see that the correct prices are shown to your guests.
💡 Note: The Prices & Availability Calendar in your Airbnb account will no longer display the prices you set in Lodgify. This only affects the display of the calendar view for you as an Airbnb host. Guests will see the correct pricing.
Registration details
If your Airbnb market requires you to provide regulatory details such as registration numbers to continue listing your properties, you can view the registration details for each Airbnb listing and update the information directly in the Registration Details section.
To do so, follow these steps:
- Go to your left-hand menu and select Rentals.
- Choose the rental you want to amend and select Policies.
- Scroll down to Registration details.
- From there, you'll see any missing registration information for your rentals and be able to update and manage the regulation details for each listing.
