Getting started: Connections

Explore modules:

There are two types of connections available:

  1. Connection via API: A connection that synchronizes reservations, calendars, and rates, on a real-time basis. We can use this type of connection with Airbnb, Vrbo, Booking.com, and Google Vacation Rentals.
     
  2. ❗️Recommended: API turns your Lodgify into a master system where you manage rates & availability.
  3. Connection via iCal: A more basic connection, which only synchronizes the calendar, approximately every 2 hours. For some channels, such as Vrbo, this synchronization might take up to 24 hours.

API connection per channel

The API integration is a two-way connection that will import and export the following information per channel:

Vrbo Inquiries: are synchronized with limitations (see here for more details).

Booking.com - Request to Book: Please note that your Lodgify calendar won't be blocked until the booking is confirmed. Additionally, the booking must be confirmed through the Booking.com Extranet. Be sure to manage this carefully to avoid any overbooking.

Airbnb Request to Book: Please note that if you would like to set up Airbnb to Request to book, all channels need to be set up with the same bookability setting.

Connection Checklist

Make sure to check the following:

  • Rates: Your rates are correct in Lodgify, and/or you have enabled your Dynamic Pricing tool.
  • Fees & Taxes: You are collecting all your fees and required taxes across all connected platforms. Configurations may change after the API connection.
  • Payment Gateway: Have you set up a payment gateway (Stripe, Lodgify Payments, Braintree) for the Vrbo connection and direct bookings?
  • Booking.com Know Your Partner form: Remember to fill out the Know Your Partner (KYP) form directly from your Booking.com account. This is very important to comply with regulatory requirements. Here you can find all the information.

Airbnb Connection

Review your connection

  • Check that your listing’s rates, fees, taxes, and calendar availability are syncing correctly.
  • From your Lodgify account → Menu → Channel Manager → Airbnb → Click on the rental ID number under Rental in Airbnb. You should not check Airbnb’s host calendar anymore, since that will not show the updated rate information.
  • Please also verify that all your existing Airbnb reservations were successfully imported into Lodgify.

❗️We recommend double-checking that you're collecting all required taxes across all connected platforms, as configurations may change after the API connection.

Sync Options

  • If your listings were created from scratch from Lodgify, your connection was set as "Sync everything" (content, rates, and calendar). If you want to manage content directly on Airbnb and benefit from Airbnb’s specific content features, you can change it to "Sync rates & availability" (Main Menu → channel manager → Airbnb → edit button next to listing).

Vrbo Connection

Review your connection

  • Check that your listing’s rates, fees, taxes, and calendar availability are syncing correctly.
  • From your Lodgify account → Menu → Channel Manager → Vrbo → Click on the rental ID number under Rental in Airbnb. You should not check Airbnb’s host calendar anymore, since that will not show the updated rate information.
  • Please also verify that all your existing Vrbo reservations were successfully imported into Lodgify.

Fees & Taxes

  • We will sync any taxes you have set up in Lodgify to Vrbo, however, please keep in mind these will be paid out to the connected Stripe account, and you will need to remit them to the relevant authorities.

Sync Options

  • If your listings were created from scratch from Lodgify, your connection was set as "Full Sync" (content, rates, and calendar). If you want to manage content directly on Airbnb and benefit from Airbnb’s specific content features, you can change it to "Partial Sync" (Main Menu → channel manager → Vrbo → edit button next to listing).

❗️For customers using Stripe for VRBO: please ensure you have completed all verification steps with Stripe to ensure a seamless connection with Vrbo bookings and payments

Booking.com Connection

Review your connection

  • Check that your listing’s rates and calendar availability are syncing correctly.
  • Please also verify that all your existing Booking.com reservations were successfully imported into Lodgify.

❗️If you haven’t done it yet, please remember to fill out the Know Your Partner (KYP) form directly from your Booking.com account. As we mentioned in the call, this is now very important to comply with regulatory requirements. Here you can find all the information.

I have just created my Booking.com account via the Lodgify platform. What steps do I need to take to publish my listings?

If you have just opened a new account on Booking.com, please make sure you complete the required steps in Booking.com to set your rentals live:

  1. Sign the Booking.com contract from your email.
  2. Update Password: Go to Booking.com, then click Forgot Password to set a new one.
  3. Activate Payments: Go to Booking.com to finalize your payment settings.
  4. Complete KYP: Fill out the Know Your Partner (KYP) form.
  5. Complete Verification of rentals (after they are exported). Then, simply turn on the Publish toggle in Lodgify to make your property live on Booking.com. Read our Knowledge Base article for more details about how to create your Booking.com account.

Google Vacation Rentals Connection

  • Remember that new bookings from that platform will function in the same way as bookings made directly on your website; the difference is that the source of the booking will be “GVR”.
  • Pricing and booking policies on Google Vacation Rentals will need to match your Lodgify website, so you will not see any option to modify the Google Vacation Rentals connections from the Channel Manager page.

GVR connection statuses explained

  1. If the status is waiting for Google: This means that you have sent your listings to Google. Remember it can take up to a couple of weeks to be live on their platform. New bookings from GVR will function in the same way as bookings made directly on your website; the difference is that the source of the booking will be “GVR”.
  2. If the status is Listed: We saw that your listings are currently active on Google. Remember, new bookings from that platform will function in the same way as bookings made directly on your website; the difference is that the source of the booking will be "GVR”.
