If you notice a price difference between Lodgify and Airbnb, follow these steps to understand why.
Step 1. Simulate the booking
- In your Lodgify calendar, start creating a booking. Select the dates and proceed to Step 2 of the booking flow.
- Then, open your Airbnb listing page (as if you were a guest) and select the same dates.
- Compare the room and rate shown in Lodgify to what appears on Airbnb.
Step 2: Check for a Markup
- Go to the Pricing section of your rental in Lodgify.
- If you’ve applied a markup, this increases the base rate.
Example
- Room rate: $100
- Markup: 5%
- Price on Airbnb:
$100 + 5% = $105
Step 3: Check for Fees
- In the Pricing section, review any fees applied to the rental.
- Fes not marked as "Cleaning" or "Linen" will be added to the room rate.
Example- Room rate: $100
- Markup: 5%
- Management fee: $45
- Price on Airbnb:
$100 + 5% = $105
$105 + $45 = $150
- If you also have a derived rate adjustment, include that too.

Price on Airbnb:
$100 + 5% = $105
$105 + 10% = $115.50
$115.50 + $45 = $160.50
