Since September 5, 2023, New York City has required short-term rental hosts to register their rental with the Office of Special Enforcement (OSE) or qualify for an exemption before accepting direct bookings. Lodgify integrates with the OSE so you can classify your rental and check your verification status directly from your account. You will still need to submit your registration through the OSE Registration Portal to complete the process.

Who needs to register
This requirement applies to all listings located in any of the five boroughs of New York City (Manhattan, Brooklyn, Queens, the Bronx, and Staten Island), regardless of which platform you use to advertise your rental. It is enforced only for your Lodgify Website and Booking.com; Airbnb and Vrbo manage their own compliance requirements for their platforms.

Classify your rental in Lodgify
Every NYC rental must be classified in the Compliance tab of your rental's settings.
Choose the classification that matches how you operate the rental:
- Short-Term Rental (STR): your rental allows stays under 30 nights. You must complete OSE verification before Direct Channel bookings are enabled.
- Long-Term Rental (LTR): you commit to a minimum stay of 30 nights or more, and no OSE verification is required.
- Exempt: Class B Dwelling: your rental is checked against a maintained list of Class B dwellings. For more information, visit the NYC Building Classification site.
Register a Short-Term Rental
If you classify your rental as a Short-Term Rental, follow these steps to get verified:
- In the Compliance tab, add your rental details (OSE registration number, unit number, and host name).
- Assign the rental to your website and republish it.
- In the final step, copy your rental's permanent listing URL. This URL never changes, even if you rename the rental later.
- Submit that URL yourself through the OSE Registration Portal. Once you have submitted it, return to this same step in Lodgify and click Check Verification to confirm your registration status.
If you do not yet have an OSE registration number, you can request one through the same portal. If you have questions about your registration, contact OSE at registration@ose.nyc.gov.
While your rental is being verified
OSE reviews registrations manually, which can take up to two weeks. While your rental is unverified or pending:
- Your Lodgify Website stays fully published and publicly visible. This is required because OSE needs to be able to view the listing to verify it.
- Your rental keeps syncing normally to Airbnb and Vrbo.
- Reservations made through your Lodgify Website and Booking.com will be paused until verification is complete.
💡 Note: After submitting your application on the OSE site, return to the Compliance tab and click Check Verification to update your status.
Check the rental's verification status
Once OSE confirms your registration, reservations through your Lodgify Website and Booking.com resume immediately.
You can check your rental's status at any time in the Compliance tab. There are 7 possible statuses:
- Unverified
- Pending
- Verified
- Exempt
- Expired
- Invalid
- Revoked
On your Rental List, a Needs action tag flags any rental for which reservations through the Lodgify Website are paused (Unverified, Pending, Expired, Invalid, or Revoked). The tag is removed once the rental becomes Verified or Exempt.
Long-Term Rentals and Class B exemptions
If you classify your rental as a Long-Term Rental, your minimum stay will be restricted to 30 nights or more. The minimum stay for manual reservations is also restricted to 30 nights or more, and overriding the minimum stay from the calendar is restricted to 30 nights or more as well.
If your rental is classified as Exempt: Class B Dwelling, reservations remain paused until the exemption is confirmed against the maintained list.
💡 Note: Reclassifying a Long-Term Rental or an exempt rental back to Short-Term Rental always triggers a new OSE verification requirement.
Edit a verified rental
Once a rental is verified, its address cannot be edited. You can still freely edit the rental's name, description, pricing, photos, and availability.
The unit number remains editable, but changing it requires confirmation and starts a new OSE review, which blocks reservations through your Lodgify Website until re-verification completes. Re-verification can take up to 1 to 2 days, and any booking taken during that window would be considered non-compliant.
Frequently Asked Questions
Does this affect Airbnb or Vrbo bookings for my NYC listing?
No. The booking block only applies to your Lodgify Website and to Booking.com. Compliance for Airbnb and Vrbo is managed by those platforms directly.
Can I avoid registration by classifying my rental as long-term?
You can self-classify as a Long-Term Rental, but then your minimum stay will be restricted to 30 nights or more, and guests will not be able to book shorter stays.
Can I still take manual reservations under 30 nights if my rental is classified as Long-Term?
No. The minimum stay for manual reservations is restricted to 30 nights or more. Overriding the minimum stay from the calendar is also restricted to 30 nights or more.
How long does OSE take to verify a rental?
NYC OSE reviews registrations manually, so verification can take up to two weeks per rental.
Can I change my rental's unit number after it is verified?
Yes. You will need to confirm the change, and it will trigger a new verification.
Does this apply to other US cities?
No, this restriction currently applies to New York City only.
What can I do if OSE rejects my registration?
Contact OSE directly to discuss the rejection. Lodgify only reflects the decision made by OSE and cannot override it.
