Short-term rental regulations for New York City properties (USA)

Since September 5, 2023, the city of New York has been enforcing regulations that require all eligible short-term rental Hosts to be registered with the city or have Class B status to continue hosting short-term rental stays.

Short-term regulation application

This requirement applies to all listings located in one of the five boroughs of New York City (Manhattan, Queens, Bronx, Staten Island, and Brooklyn). The New York City government enforces this mandate, which applies to all booking channels (direct website, Airbnb, Booking.com, and Vrbo).

Short-term registration verification in Lodgify

Before you can assign a rental located in New York to your website, you must request a short-term registration number from the New York City Government, unless the following requirements are met:

  • The rental is set up for long-term stays (minimum stay of 30 nights or more).
    • To update the minimum stay, please go to your rental's Availability page and set the minimum stay to 30 or more nights. 
  • The rental is classified as Class B.

To register your short-term rental, you must submit an application via OSE’s Registration Portal. If you have questions, you can send a message to registration@ose.nyc.gov.

Once you have the registration number for your rental, please contact our Product team for verification at product@lodgify.com. Verified rentals can then be assigned to the Lodgify website and synced to all OTAs.
