Connect your HomeAway / Vrbo / Abritel / FeWo-direkt account and rentals to Lodgify to centralize the management of availability, rates, and reservations in real time, ensuring seamless multi-platform synchronization. Reservations will be charged directly through Lodgify, using our credit card gateways.

  • Even though in the following explanations, only the names of HomeAway/Vrbo will be used, all details regarding the integration apply equally to Abritel and FeWo-direkt.

Requirements

Please note that in order to be able to connect with Vrbo, you will need to meet the following requirements: 

  • Each Vrbo account can only be connected with one Lodgify account. 
    And each Lodgify account can only be connected to one Vrbo account.
    💡️ Notes:
    • If you do not have a Vrbo account yet, you will be able able to create one.
    • If you do not yet have rentals inside your Vrbo account, the rentals can be pushed from Lodgify into Vrbo for you.
  • Ensure that you have not listed the same property across multiple Vrbo accounts, as this is not possible with Lodgify.
  • Vrbo has the following VAT requirements:
    • EU and UK: valid VAT number of Tax identifier

    • Australia + New Zealand: valid ABN number / NZBN number

    • Quebec region: valid GST / QST number
      💡️ Important Note: If you are a Private owner without a VAT number, Vrbo will not proceed with the integration project.

  • Your Vrbo listings need to be set up as 'pay per booking' or you need to have an active subscription with Vrbo for all the properties.
  • You need to have a Credit Card payment gateway or Paypal active in Lodgify as all reservations will be charged via Lodgify. You can use Stripe, Braintree, Authorize.net, Payyo or Paypal. Learn how to activate a credit card payment gateway or how to activate Paypal.
  • Closed periods cannot be imported from Vrbo into Lodgify, so they will need to be created manually in Lodgify before the connection to avoid double bookings.
  • You need to use the currency of the master brand of Vrbo (EUR, USD, GBP, CAD, AUD, NZD, JPY) and you need to have the same currency in Lodgify. To edit your currency in Lodgify you can do so in the rental's Pricing section.
    💡 Note: To prevent currency inconsistencies in your rental, it's important that the currency of your prices aligns with the currency specified in your policy. This could, for instance, include the currency used for your security deposit.
     

    Currencies and Vrbo Master brand sites

    Vrbo has a number of brand sites for which the integration is initially configured. Once live, listings are then distributed to additional Vrbo sites.

    • The master brand currency will be used for all online transactions, and you must specify this currency code in all listings and online integration files.
    • If you do not know your master brand, contact your Engagement Manager at Vrbo.

Please note that there are also content requirements for your Lodgify listings in order to be able to connect them with Vrbo:

  • Your rental must have a name.
  • The rental's name must be between 20 and 80 characters long.
  • The description must be between 400 and 10,000 characters long.
  • Your rental must have an accurate address and latitude/longitude coordinates.
  • Your rental needs to have between 6 and 50 high-quality photos, with a minimum size of 1920 x 1080 pixels.
  • You must have at least 1 bedroom and 1 bathroom photo.

💡 Note: If you choose to add a rental agreement, you must enter text. Adding a rental agreement in the form of only a link will stop the synchronization.

Connect Lodgify to Vrbo

Connect your Vrbo account

You must first enable the connection between Lodgify and Vrbo in order for the two platforms to exchange information. If you haven't already done so (for example, for previous mappings), follow these steps:

  1. Go to your left-hand menu and select Channel Manager and choose Vrbo.
  2. Then click Connect to sign in to your Vrbo account or create one.
  3. Select Go to Vrbo, then sign in or sign up to Vrbo.
  4. Enter the email address associated with your existing Vrbo account, or the one you'd like to use to create a new account and click Continue.
  5. If you are creating a Vrbo account, make sure to select the language based on your rental’s location, not your spoken language, and choose the currency that matches your rental’s currency. 

Once done, you can proceed to connect your Vrbo rentals.

Connect your Vrbo rentals

To synchronize your rentals, follow these steps:

  1. Go to your Channel Manager section and enter the Vrbo connection.
  2. Then click Sync rentals:
  3. Then, select Vrbo and make sure to accept the terms and conditions before proceeding to the next step.
  4. You’ll see a list of your Lodgify rentals. For each rental you want to connect to Vrbo, click Map:
  5. Then you can choose between the different options:
    • Map to existing listing: You already have this rental on Vrbo. 
      Then, select the correct corresponding Vrbo listing from the dropdown.
    • Map to new listing: Your rental doesn't exist on Vrbo and you want to list it on Vrbo.
    • Do not map: You don't want this specific rental to be on Vrbo.
  6. Click Save and repeat the process for each Lodgify rental you want to map.
    ⚠️ Important: All your Vrbo rentals must be mapped if you are an existing Vrbo user with active rentals; otherwise, they will be archived on Vrbo. If any unmapped listing has an active reservation, you won’t be able to proceed with the connection. All listings with active reservations must be mapped. This is a requirement from Vrbo for third-party software connections.
  7. Once you've mapped all the rentals you want, click Next.
  8. You can view and edit your Vrbo settings for each rental by clicking the pencil icon, then clicking Next.
  9. Then you will be able to review how your Lodgify fees, taxes, and discounts are sent to Vrbo for each rental. 
    If you don’t want a specific item to be sent to Vrbo, you can select the pen icon.
    Then untick the charge and click Save.
  10. Once done, click Next, review the details one last time, and click Sync to finalize the connection.
  11. Once connected, you will be able to see the Sync status for all your rentals.

    If you see an issue in the sync status, click View details to see what needs attention. A Resolve issues button will guide you through the steps to solve it.
    ⚠️ Important: Please resolve any sync issues within 5 days to avoid the risk of Vrbo canceling your project.

If you click View details, you can adjust Vrbo-specific settings.

In case of a booking conflict between Vrbo and another channel (such as Airbnb, Booking.com, or your website), you will receive an alert in the Channel Manager. This warning indicates that your rental has been booked on two channels simultaneously. 
You can click on the alert to manage the overbooked reservations:

You’ll be directed to a page showing the overbooking details. Review the reservations carefully and decide which booking to keep. If needed, cancel or modify the other reservation (please note that some platforms may charge cancellation fees).

⚠️ Important notes

  • Always follow the cancellation policies of the OTA (Vrbo, Airbnb, etc.).
  • This overbooking alert only appears during the connection setup. Once the connection is active, Lodgify automatically prevents any overbookings.

Choose your synchronisation type

After the connection is complete, you can go to your Vrbo sync settings to change from Full Sync to Partial Sync if you wish.

With Full Sync, Lodgify fully manages your Vrbo listing, including content, pricing, policies, and availability. Any changes made directly in Vrbo will be overwritten by Lodgify.

With Partial Sync, only the following elements are synchronized:

  • Rates (including markup, currency, fees, taxes, discounts and seasonal rates)
  • Availability
  • Reservations
  • Vrbo cancellation policy
  • Payment settings
  • Bookability status
  • Publish status
  • Messages

So the following are not supported with Partial Sync: all content (overview, photos, and location), contact details, and messaging placeholders (though they remain supported in Lodgify messaging).

Manage imported reservations from Vrbo

If you have never connected through third-party software, your bookings made on Vrbo before connecting to Lodgify will be imported as read-only in Lodgify and will not update automatically. You’ll need to manually manage cancellations and changes for these reservations to avoid calendar conflicts.

💡 Note: After the connection, new bookings will sync automatically; this only applies to older reservations.

You can identify these reservations by opening them, they will be marked as “read-only” in Lodgify.

  • If a reservation is cancelled on Vrbo, you won’t see the change in Lodgify, so you’ll need to manually delete the booking from your Lodgify calendar to keep it accurate.
  • If reservation dates are changed on Vrbo, you also won’t see the update in Lodgify. You’ll need to delete the old reservation and manually create a new one with the updated details in Lodgify.

If you migrated from another PMS, bookings made before the connection will be imported with the booking source marked as Vrbo/HomeAway. These bookings must be managed manually in Lodgify after connecting, and they will then sync with Vrbo. Payment schedules and policies will not be imported.

Possible error scenario: currency mismatch

A currency mismatch error can occur if your rental’s currency differs from the currency set in your Vrbo account. You'll receive an error indicating that one or more of your properties use a different currency than the one selected in your Vrbo account.
To resolve this, you have two options:

Option 1: Change Rental Currency (If Possible) 

Change the rental currency in Lodgify for the affected properties to match the currency set in your Vrbo account. You can do this from your rental’s Pricing section. Once updated, you can proceed with the connection process.

💡 Notes

  • Make sure to adjust your prices according to the selected currency.
  • Keep in mind that reservation payouts will be made only in this currency.

Option 2: (If Rental Currency Cannot Be Changed) Address Vrbo Account Currency

Vrbo typically does not allow currency changes once an account is created. Even if you see an option to change it in your Vrbo dashboard, it often won’t update in their internal system.

  • Path A: Exclude the Rental 
    If only a few rentals have this issue and you don’t want to create a new Vrbo account, you can remove those specific rentals from the connection process and continue with the remaining properties.
  • Path B: Create a New Vrbo Account (Recommended for multiple mismatches) 
    If most or all of your rentals have a currency mismatch, it’s recommended to create a new Vrbo account:
    1. Create the new account using a new email address and set up your rentals in the same currency as your rentals on Lodgify.
    2. Disconnect your existing Vrbo account from Lodgify.
    3. Connect the newly created Vrbo account to Lodgify.

Frequently Asked Questions

How frequently does Lodgify update my prices and availability information in Vrbo?

Prices, availabilities and content are synced every few minutes.

For how long will the Vrbo booking request be valid?

You have 24 hours to either accept or cancel the request. Otherwise, it will expire, Vrbo may charge a fee, and the booking will remain in Unconfirmed status on Vrbo's side.

Can I generate a quote for inquiries I receive? 

Inquiries that lead to a booking request or an instant booking will be upgraded to a reservation with a quote. You should then direct potential guests to book through your listing, and you can then create a discount in Lodgify to offer a different price. 
 

How can I make changes to Vrbo reservations?

Vrbo reservations can only be edited, charged, and deleted in Lodgify. New quotes need to be created in Lodgify and not in Vrbo. When the guest requests to cancel, you will receive a notification from Vrbo and you will need to cancel the reservation in Lodgify.

Where can I find my Merchant Name

For Payyo, you can check your Merchant Name in your Account Menu. Select My Account and go to your Billing Contact details. If you have a Company Name, this would also be your Merchant Name. If you do not have a Company Name, your Merchant Name is your first name and last name.

For Stripe, Braintree, or Authorize.Net, please contact their support if you are unsure of where to find the Merchant Name.

What happens to future booking payments if I cancel my Lodgify subscription?

Some booking payments may be scheduled to be made after the paid-through date has expired, when you lose access to Lodgify. In this case, you must charge the customer's credit card before this expiry date or manage this payment separately from Lodgify or Vrbo, for example by asking them to pay the balance on arrival.
