Assign charges per OTA and adjust prices for existing OTA rate plans

When connecting your OTAs to Lodgify, you might want to set up things differently from your Lodgify website. For example, you may want to assign specific charges, such as fees, taxes, or promotions, to certain OTAs. It could be applying a different cleaning fee for Booking.com than the one shown on your Lodgify website. 
Additionally, if you're offering multiple rate plans on Booking.com or Expedia, you might need to adjust the prices sent to these platforms accordingly.

If you have charges that you want to differentiate for Airbnb, Vrbo and / or Booking.com, you can create a new charge and assign it to a particular OTA only.

💡 Notes: To assign a charge to an OTA, the rental must already be connected to the channel manager.

To assign a charge to an OTA, follow these steps:

  1. Go to your left-hand menu and select Rentals.
  2. Select the rental that you want to create the charge for and select Pricing.
  3. Click + Add to create your new charge (if you haven't already).
  4. Once the charge is added, click the three dots on the right and select Restrictions.
  5. You will be prompted to choose which platforms you want to assign this charge to. By default, restrictions apply to all connected OTAs, but you can tick or untick specific platforms as needed.
    ⚠️ Important: Selecting an OTA does not guarantee that the restriction will be correctly applied or supported by that channel. You can find details about what is imported to and exported from the channel manager for each channel here.

Adjust prices for existing Booking.com rate plans

If you have multiple rate plans on Booking.com, for example a non-refundable rate, you will need to adjust the prices sent to that OTA accordingly.

💡 Notes:

  • For your rate plans to appear and for you to adjust their prices, they must first be created on Booking.com, and then connected to the Channel Manager by contacting us.
  • If you want to apply a markup to your Booking.com prices, this is something different that you can do from tour Pricing page.

To do so, follow these steps:

  1. Go to your left-hand menu and select Channel Manager.
  2. Click Booking.com and click Edit on the rental you want to manage.
  3. Click the pencil icon next to the Active rate plans section:
  4. Then you can apply your price adjustment. To do so, simply enter a percentage value. For example, if you want your non-refundable rate plan to be 10% cheaper, enter “-10” in the adjustment field and click Save.
    💡 Note: Your price adjustment must be a percentage.
