Vrbo works on a pay-per-booking model: listing a rental is free, and you pay a commission only when you get a booking. This article explains what that commission covers, what it is charged on, and what you can do in Lodgify if you want to absorb it differently.
💡 Note: Vrbo sets and charges these fees, and Vrbo is the only source for the rate that applies to your listings. Lodgify does not add a commission of its own to your Vrbo bookings.

What the pay-per-booking fee covers
Under the pay-per-booking model, Vrbo charges a commission on each booking instead of an annual subscription fee. Listing your rental on Vrbo stays free, and there is no annual listing fee.
💡 Note: From October 29, 2026 the standard rate is 12%, and it does not apply everywhere. If you connect through Lodgify and your rentals are in Europe, the Middle East, Africa, Australia, or New Zealand, you keep the rate you already have. See What changes on October 29, 2026.
What the fee is charged on
Vrbo calculates the commission on the nightly rate plus the additional fees you charge the traveler, such as cleaning and pet fees.
| Amount | Included in the commission |
| Nightly rate | ✔️ |
| Cleaning fee, pet fee, and other fees you charge the traveler | ✔️ |
| Taxes | ❌ Vrbo applies its 3% payment processing fee to these instead of the commission |
| Refundable damage deposits | ❌ Vrbo applies its 3% payment processing fee to these instead of the commission |
💡 Note: Where VAT applies, Vrbo adds it on top of the commission.
What changes on October 29, 2026
Whether your commission changes depends on where your rentals are.
| Where your rentals are | What happens on October 29, 2026 |
| Europe, the Middle East, and Africa | No change. Your commission rate stays as it is |
| Australia and New Zealand | No change. Your commission rate stays as it is |
| All other regions, including North America, Asia, and Latin America | Pay-per-booking listings move to a standard 12% commission. Subscription listings move when the subscription expires |
💡 Note: Rentals you connect through Lodgify count as integrated partner listings, which is the category these rates apply to. If you also manage listings directly on Vrbo, different rates may apply to those.
⚠️ Important: Vrbo applies the rate that was in force when the booking was made, not when the stay takes place. A booking made before October 29, 2026 keeps your previous commission rate, whatever the stay dates.
💡 Notes:
- If you are on a Vrbo subscription, you move to pay-per-booking when your current subscription term ends.
- Your payment processing arrangement does not change.
- Vrbo notifies hosts directly, and your own rate is shown in your Vrbo Partner Dashboard.
Other rates and charges
A few charges sit outside the standard commission.
- Integrated partner rates. Where your rate is not changing, it stays in the range Vrbo already applies to you, which runs from 12% to 15% depending on where the rental is.
- Bookings that start on Vrbo but finish elsewhere. A reservation that comes from a Vrbo site without going through the Vrbo checkout carries a 10% booking fee, calculated on the rental amount, mandatory fees, and withheld deposits, and excluding taxes and refundable damage deposits.
In Australia, Japan, and New Zealand, GST is handled separately:
| Country | GST on the commission |
| Australia | GST at 10% of the commission rate, which works out at 0.5% |
| New Zealand | GST at 15% of the commission rate, which works out at 0.75% |
| Japan | No GST on the commission |
Check your rate and your payout
Your own rate is in your Vrbo account, not in Lodgify.
- Sign in to Vrbo and open your Owner Dashboard. Your commission rate for each listing is shown there.
- To see what a single booking earned you, open the booking and expand the payment details. Vrbo shows what the traveler paid, the commission it took, and your payout.
💡 Note: Travelers also pay a Vrbo service fee at checkout, which is separate from your commission. Vrbo prices it dynamically and does not publish a fixed range.
Adjust your rates in Lodgify
You stay in full control of your pricing. If you want your payout to match what it was before, raise the mark-up you apply to Vrbo in Lodgify instead of editing your Vrbo rates by hand. Lodgify sends the adjusted price to Vrbo on the next sync, and your other channels keep their own pricing. To set it, read Adjust your OTA mark-up.
💡 Note: A mark-up equal to the commission does not keep your payout the same, because Vrbo takes its commission from the higher price the traveler pays. If you want to work out the mark-up that would, divide the commission by 100 minus the commission. What you set is your decision.
Mark-up = commission ÷ (100 - commission)
| Vrbo commission | Mark-up that keeps your payout the same |
| 12% | 13.64% |
| 13% | 14.94% |
| 14% | 16.28% |
| 15% | 17.65% |
🔎 Example: You want $100 a night in your payout and your commission is 12%. A mark-up of 13.64% sends $113.64 to Vrbo. Vrbo takes $13.64 of that, and you receive $100. A mark-up of 12% would send $112, and your payout would be $98.56.
💡 Notes:
- The mark-up applies to the base nightly rate Lodgify sends to the channel. Vrbo also charges its commission on the cleaning, pet, and other fees you charge the traveler, and the mark-up does not cover the commission on those.
- Vrbo's terms set out what it expects of the rates you publish there. Check your current terms in your Vrbo account before you change your mark-up.
