Configure your rental pricing and availabilities (BETA)

To receive bookings on your website and on your connected OTAs, you must configure your rental's prices and restrictions.

💡 Notes:
  • Each rental must have a default pricing configured. This rate will be used to calculate booking costs during periods in which no season rate applies or when the connection to an external rate source like Pricelabs gets disconnected.
  • It must be configured even if you want to restrict bookings only to the periods of your season rates. To restrict your availability to certain periods, you can use our Booking Window feature in the Rentals > Availability section, and create Closed periods from the Calendar section
  • Rates and seasonal rates cannot be copied within a rental to automatically repeat (e.g., every summer).

As the Nightly price also functions as the fall-back price for when no season or external rates apply, we recommend configuring your mid-season pricing in the nightly rate. You can amend the name accordingly.

To configure your nightly price:

  1. Go to your left-hand menu and select Rentals.
  2. Select the rental you wish to edit and select Pricing.
  3. Now configure your nightly price using the following settings:
Setting Notes
Currency Select the default currency for the rental. This will determine the currency in which you will see prices displayed in the rental's bookings in the reservation system.
💡 Note: The currency in which guests see prices corresponds to their location. If you want all guests to see prices in a specific currency regardless of their location, please contact us.
Nightly price Enter the nightly price of your rental, and optionally the custom weekend price if you want to set a different price for Friday and Saturday nights.

Mark-up

 

The mark-up is the percentage adjustment that will be applied to the base rate sent to your OTA (Airbnb, Booking.com...). You can use the mark-up to increase or decrease the price sent to the OTA and to counterbalance, for example, the OTA commission.
Example:
Base price in Lodgify: $100 per night
Mark-up: 15%
➡ Base price in the OTA: $115 per night
Extra guest fee If you wish for the default pricing to apply only up to a certain number of guests whilst applying an additional charge for any subsequent guest, click on it to enter the extra charge per guest per night and after how many guests the charge will apply.

Example: If your nightly rate is €80, and you configure an extra charge of €20 after the 4th guest, a reservation for 1-4 guests will cost €80. A reservation for 5 guests will cost €100 whilst a reservation for 6 guests will cost €120.
Short stay fee

If you wish to apply an extra fee when the stay is too short, click on it to enter the number of nights and the fee amount per night.
For example, if you want 1-night stays to cost $500, you can set your short stay rule so that any booking of only one night will have a nightly rate of $500.

Example - if you enter 2 nights, the short stay charge will apply to stays of 1 or 2 nights.

💡 Note: This setting does not override a minimum stay. If you set a minimum stay of 3 nights, the short stay will not allow guests to book for 1 or 2 nights.

Discount

If you wish to offer discounts, you can choose to set a promo code, create discounts based on length of stay (weekly, monthly, or custom), or apply last-minute or early-bird discounts. You can then choose the percentage of discount to apply.

💡 Note: If you have weekly and monthly rates set up on Booking.com, make sure to create the same rates on Lodgify so we can connect them.

From here, you can also activate the new listing promotion for Airbnb and Vrbo, which applies a 20% discount to the first three bookings, if your listings meet the required conditions.

Fees Configure additional charges that are not included in the nightly price. They will be automatically added to the booking cost.
Taxes

Add your local taxes. From here, you can also apply your sales tax / VAT to your base price and to all configured fees. Learn more about Sales Tax/VAT display.

Add your tax information for Airbnb to collect, remit, and report taxes.

Add-ons If you wish to propose special services that can be booked directly together with the room booking.

Make sure to select Save after configuring or editing the Pricing settings.

  💡 Note: Sales tax / VAT is always excluded from your prices. Please take this into account when setting your prices.

Understand what is sent to the different booking platforms

For all elements in the Pricing section, you can easily see which platforms each specific element will be sent to with the check and cross icons. 
For example, here the management fee will be sent to all platforms except Booking.com.

If you want to set a different value for a specific platform, you can click the pencil icon and then enable Custom setup per channel. If you don’t want to apply this fee to a specific channel, set the amount to 0 for that channel.

Availability

To change your booking restrictions:

  1. Go to your left-hand menu and select Rentals.
  2. Select the rental you wish to edit and click Availability.
    If you don’t see the Availability section on smaller screens, click the little arrow pointing left at the top of the Overview section, the menu with this option will then appear.
  3. Now configure the following settings:

Minimum stay

 

Set a minimum stay requirement for all nights of your rental or for individual nights. The longest minimum stay requirement applicable during the entire booking period will be considered when determining the minimum length of stay required for a booking. If there are different minimum stay requirements for different dates within the booking period, the longest minimum stay requirement for the entire booking period will be applicable.

🔎 Example: Imagine you set a minimum stay of 2 nights for Monday and 3 nights for Tuesday. If a guest wants to check in on Monday, they will need to book a minimum stay from Monday to Thursday, adhering to the longest minimum stay requirement of 3 nights across the entire booking period.

💡 Note: If you have multiple room types, you can enter a minimum stay per weekday per room type.

Maximum stay

Set a maximum stay requirement for all nights of your rental.

If you are using Beyond pricing, the maximum stay will be managed on Beyond pricing side.

  • On Booking.com, the maximum allowed stay is 90 nights. If you enter a higher value, the limit will automatically be capped at 90 nights.
  • On Airbnb, if you're using dynamic pricing or allowing stays longer than 47 nights, it's recommended to set the maximum stay to 47 nights to avoid pricing limitations. After this threshold, reservations may be subject to an average daily rate imposed by Airbnb.
  • On Vrbo, the maximum stay is 999 nights.
     
Preparation time

If you wish to automatically block one or two days before and after each check-in/out, click on it to configure your preparation time.

🌐 This is exported to your website, Airbnb and Vrbo, but you can set a different preparation time for Airbnb by using the Custom setup per channel option.

If you need to remove your preparation time, click the three dots next to Preparation time in the Availability section of your rental and select Delete.

Booking window

If you wish to restrict guests from booking too far in advance, click on it and choose how many days in advance guests can book.

🌐 This is exported to your website, Airbnb, Booking.com and Vrbo, but you can set different booking windows for Airbnb and Booking.com by using the Custom setup per channel option.

Advance notice

If you wish to limit how late in advance guests can make a reservation, click on it and select the latest booking time for this rental.

Unavailable check-in/out days

If you wish to restrict check-in and check-out to certain weekdays only, click on it and tick the days when check-in and check-out are not allowed.

💡 Note: If you want to set check-in or check-out restrictions for a specific period only, you can do this using Season Rates instead.

  💡 Note: Make sure to select Save after configuring or editing the Availability settings.

Sales Tax/VAT display

Choose whether to display the prices on your website including or excluding the Sales Tax/VAT.

  1. Go to your left-hand menu and select Settings.
  2. Click on Sales Tax / VAT, and choose to display your pricing Gross or Net, then click Save.
