Set up your booking conditions

Thanks to the Bookability settings, you can decide whether to review the booking requests before sending a confirmation to your guests. You have the freedom to apply a different rule for each of the rentals in your portfolio.

💡 Note: If you are connected to an OTA such as Booking.com or Airbnb, the bookability settings set in Lodgify will only apply to your website and will not affect the one selected for your OTA.

To set your booking conditions:

  1. Go to your Main Menu in the top left corner and select Rentals.
  2. Choose the rental you want to amend and select Booking Settings.

  3. In Bookability, you can choose one of the following options from the drop-down menu:
Option This is how the booking process works:
Inquiry only

No initial obligations for either the guest or yourself to confirm the booking.
  1. The guest makes a reservation and must agree to your rental agreement terms if you have set one. A quote is generated based on your settings, but it does not include payment terms and cancellation policies.
  2. A booking with the status Open is generated, and it includes a quote based on your settings. Both you and the guest receive a message stating that an inquiry has been submitted. Your calendar is not yet blocked.
  3. If you want to accept the inquiry, add a policy to the booking.Screenshot
  4. You can manually add a quote to an existing booking and send it to your guest.
  5. The booking status changes to Tentative and the quote status changes to Pending for Guest.
Booking requests

Manually review and approve or decline all booking requests

The guest makes a booking request and must agree to your rental agreement terms if you have set one.

  • If you accept credit card payments:
    💡 Note: 
    Make sure you have activated the Credit Card Verification, so the guest will need to fill in their card details during checkout (they will not be charged until you confirm the booking).

    1. A quote is generated based on your settings, and it includes payment terms and cancellation policies.
    2. A booking with the status Open and a quote with the status Pending for Owner are generated. Both you and the guest receive a message stating that a booking request has been submitted. Your calendar is not yet blocked.
    3. If you click Accept, the system will try to charge the credit card for the first payment. If the payment goes through, the booking status changes to Booked and the quote status to Agreed.

  • If you accept Paypal or Bank Transfer:
  1. A quote is generated based on your settings, and it includes payment terms and cancellation policies.
  2. A booking with the status Open and a quote with the status Pending for Owner are generated. Both you and the guest receive a message stating that a booking request has been submitted. Your calendar is not yet blocked.
  3. If you accept the booking request, the booking status changes to Tentative and the quote status to Pending for Payment. 
  4. You must now request a payment manually.

Instant booking

Instantly accept all bookings without having to review them.
  1. The guest makes a reservation and must agree to your rental agreement terms if you have set one. A quote is generated based on your settings, and it includes payment terms and cancellation policies.
  2. The guest must pay the reservation deposit in order to confirm the booking. 
    • If you accept online payments (credit card or Paypal), as soon as the guest makes the payment, the booking status changes to Booked and the quote status to Agreed.
    • If you do not accept online payments, the booking status changes to Tentative and the quote status to Pending for Payment. You must now request a payment manually.

💡 Note: You must set a Policy that contains a Reservation deposit if you want to accept online payments. You can decide the amount that you want to receive upfront, either as a fixed amount or as a percentage, which can be as high as the 100% of the booking value.
