In Spain, invoices reach the Spanish Tax Agency (AEAT) through VeriFactu. Before Lodgify can send them on your behalf, you authorize Chekin to submit on your behalf, once per tax number (NIF). Anyone who signs for someone else must hold sufficient representation under Order HAC/1398/2003, so Chekin checks the signed form and the signer's ID before switching VeriFactu on.
💡 Note: This authorization is an extra step on top of the usual E-Invoicing setup. Set up E-Invoicing and fill in your Supplier details first, as described in Send invoices to the local authorities with E-Invoicing.

Before you start
VeriFactu certified invoicing is available to Ultimate accounts with a billing address in Spain. It is a paid add-on, charged per rental per month, like the rest of E-Invoicing.
To complete the authorization, you need:
- E-Invoicing enabled, with your Supplier details filled in for the rental.
- The details and documents for your case, listed in the next section.
- A way to sign: a printer and a scanner, or a qualified electronic signature.
💡 Note: The host is whoever issues the invoices. If you are a gestor, that is your client, not you. The host's NIF is filled in from your Supplier details.
Prepare your details and documents
Find your case below, then gather what it asks for. A tax address means the municipality, the street, and the number.
| Your case | In Chekin, choose | Details to have ready | Documents to upload |
| You are self-employed, and you invoice and sign as an individual | Select I'm the taxpayer, then I'm self-employed | Your name as it appears on your ID and in the Tax Agency's records, and your tax address | Your ID |
| You have a company, and its legal representative signs | Select I'm the taxpayer, then I'm a company | The company name as it appears in the Tax Agency's records, the company tax address, and the full name, NIF, and tax address of the legal representative who signs | The signer's ID, and proof of authority |
| You are a self-employed gestor signing for a host who is an individual | Select Accounting intermediary, then individual professional | Your full name, NIF, and tax address, plus your client's name as registered with the Tax Agency and their tax address | Your ID, and the client's authorization |
| You are a gestoría or a firm, and your representative signs for a host | Select Accounting intermediary, then acting for a firm | Your firm's name, NIF, and tax address, the full name, NIF, and tax address of the representative who signs, plus your client's registered name and tax address | The signer's ID, proof of authority, and the client's authorization |
What each document means:
- ID. An ID card, both sides, or the photo page of a passport, belonging to the person who signs. It must be current, and the name must match.
- Proof of authority. Something showing the signer can act for the company or the firm, such as a deed or a power of attorney naming both.
- Client's authorization. A note signed by the host saying that you, or your firm, may sign for them. It names the host, with their name and NIF, and the signer.
💡 Note: Upload PDF, JPG, or PNG files. Make sure each one is in focus, shows all four corners, and has no glare or shadows.
Submit your authorization in Chekin
In your Chekin account, open your property and select Certified invoices. Fill in your Supplier details, then open Provider onboarding and click Start. Chekin then guides you through the following steps.
- Choose who signs, using the option for your case from the table above.
- Type the details you prepared. If you are a company or a gestor, you also add the representative or the client here.
- Upload the documents for your case. Chekin saves your answers once you finish this step, so you can stop here and continue later.
- Review everything and confirm. Chekin prepares the official AEAT form with your details.
- Download the form, check it, and sign it as described in the next section.
- Upload the signed document and click Send for verification.
💡 Note: The number of steps depends on your case. It is 6 steps if you are self-employed, 7 for a company or an individual gestor, and 8 for a firm.
Sign the authorization form
The form is in Spanish. That wording is the official text, so leave it exactly as it is. You can sign by hand or electronically.
To sign by hand:
- Print the form.
- Sign and date it in the box marked OTORGANTE, the grantor. Leave the REPRESENTANTE box for Chekin.
- Scan it, or take a clear photo of every page.
- If you are a company or a firm, add your stamp next to the signature.
To sign electronically, use one of these, applied to the file itself:
- A qualified electronic certificate, such as an FNMT certificate or the electronic DNI.
- An advanced electronic signature under article 26 of the EU eIDAS Regulation, which verifies who you are.
If you are a company or a firm, use a company certificate for a legal entity, or add your stamp as well.
⚠️ Important: A typed name, a ticked I agree box, a signature drawn with a mouse or a finger, and a picture of a signature pasted onto the file are all rejected as proof of authorization. If you are unsure, sign by hand.
Check your VeriFactu status
Chekin checks the signed form and the signer's ID, then emails you when it is done. This usually takes 1–3 business days when the documents are in order. Your status appears in the same section of your Chekin account.
| Status | What it means |
| Pending verification | Your authorization has been sent and Chekin is checking it. Invoices are sent through VeriFactu once the status turns to Active. |
| Active | VeriFactu sending is on. You can download your fully signed document from the same section. |
| Action required | A red banner gives one reason to fix. Correct it and click Fix and resend. |
💡 Note: Small differences are fine, such as capitals or accents in a name, or a scan that looks grainy but stays readable.
