Why Can’t I Generate an Invoice for a Booking?

There are two main reasons why you may not see the option to generate an invoice:

1. Your subscription plan
Invoice generation is only available with the Ultimate plan. If you're using the Starter or Professional plan, this feature is not included.

2. The reservation’s creation and check-out date
Invoices can only be generated for reservations that:

  • Were created after January 1st, 2024
  • Have a check-out date that passed at least 24 hours ago

Invoices are automatically generated at midnight, one day after the check-out date. That’s when the invoicing option will appear.

To confirm whether invoicing is available:

  • Check your subscription plan. You can do so in the Billing section of your Lodgify account
  • Check the creation and check-out date of the reservation. Head to the Reservation section of your account, locate the reservation.
    You will find the creation date right below the name of the guest, and the check out date is above the Quote box.

How to Understand the Items on an Invoice

Each item in the reservation quote will appear as a separate line in the invoice. This includes VAT/Sales Tax, when applicable.

Here’s how this works with OTA (Online Travel Agency) bookings:

  • Booking.com and VRBO show a single tax line, so VAT cannot be separated by item (e.g., VAT applying yo the room rate and/or cleaning fee).

  • If no VAT is applied to any line item or if it’s an OTA booking, the VAT column is removed from the invoice to avoid confusion — especially if you are in the US, where VAT isn’t applicable.

For platforms like Airbnb that list taxes as separate line items, each tax will appear individually. The total tax amount (including local and state taxes) will be displayed in the summary section of the invoice.
