Your Airbnb fees and taxes are automatically adjusted in the Owner statements section of your PM Modules. All Airbnb bookings taxes and fees are imported into your PM Modules, this includes the fees and taxes collected by Airbnb and yourself (the host).
Owner statements are using the quote information that Lodgify receives from Airbnb. This means that the fees and taxes breakdown will be directly taken from the reservation's quote in Reservations.
The Airbnb PM Modules reservation breakdown is then exactly the same as per the booking in the Reservations section.
As a result, you don't have to manually adjust your statements and payments for Airbnb bookings. You don't need to modify the room rate and divide it into different line items. Learn here how to create statements.
What do you have to do?
We highly encourage you to manage your recipient's strategies and exceptions in Owner statements accordingly.
You need to take into account the different fees and taxes names in order to make these adjustments.
🔎 Use case: Let's take a look at a specific example:
This Airbnb booking has included two Lodging Tax and, all Lodging taxes for this rental should be paid out to the recipient John May.
In this case, in John's May recipient strategy, you would need to adjust it with the aim of having all taxes containing the text "lodging" paid out to him.
💡 Note: keep in mind that the quote details of the Airbnb bookings are translated according to the preferred language selected in My Account. With this in mind, please make sure you also add the different fees and taxes names translations to the recipient's strategies.
