PM Modules - Understand how commissions, fees and taxes are applied in Owner statements

If you are using our Owner statements Module to account for bookings from a variety of different sources such as Booking.com, Airbnb, Expedia, it depends on the channel how rates, commissions, fees, and taxes are imported. In the following, we will explain how the channels are synchronized and how to handle commissions, fees, etc. correctly in the Owner statements module.

💡 Notes:

  • Commissions refer exclusively to OTA commissions; for example, Stripe commissions are not included in these statements.
  • Fees refer exclusively to rental fees; for example, fees related to dynamic pricing or smart locks are not included in these statements.

Accounting for a Lodgify booking

If you are using the Owner statements module for a direct booking from Lodgify, everything except for Add-ons will be synchronized.

Concept Notes
Nightly price The nightly price will be synchronized with the Owner statements module.
Fees Fees will be synchronized with the Owner statements module and will show in the Fees section of the statement.
Taxes Taxes will be synchronized with the Owner statements module and taxes will show in the Taxes section of the statement.
Commissions Commissions are not available in Lodgify ➡ not synchronized
Add-ons Add-ons are not synchronized and will have to be added manually as a fee. For instructions, you can read our article on payments for an accounting statement.

Accounting for an Airbnb booking (REST API) 

If you are connected to Airbnb professional via API and receive bookings in Airbnb, the synchronization with the Owner statements module works in the following way:

Concept Notes
Nightly price The nightly price will be synchronized with the Owner statements module.
Fees Only fees that are set up as Cleaning Fees in Airbnb will be synchronized with the Owner statements module. Any additional fees that are added directly in Airbnb will be added to the nightly price (will not be broken down separately).
Taxes

The synchronization of taxes with Airbnb depends on the tax collection model you selected in your Airbnb account.

  • If your taxes are managed by Airbnb, they are not synched with Lodgify.
    Taxes will be shown in the quote, and also in your accounting statement, under the section Taxes of the statement
  • If your taxes are not managed by Airbnb and you set up your taxes in Lodgify, taxes will show in the quote, but they will need to be manually collected and managed.
    Taxes will show under the section Taxes of your accounting statement.
Commissions Commissions from Airbnb will be synchronized with the Owner statements module and taxes will show in the Commissions section of the statement.
Add-ons Add-ons are not available in Airbnb.

Accounting for a Booking.com booking

If you are connected to Booking.com via API and receive reservations in Booking.com, the synchronization with the Owner statements module works in the following way:

Nightly price

The nightly price will be synchronized with the Owner statements module.

💡 Note: The nightly price will show the gross price the user paid. The commission is not deducted from the price!

Fees Fees will be synchronized with the Owner statements module and will show in the Fees section of the statement.
Taxes

The synchronization of taxes with Booking.com depends on where the tax is set up.

  • If the tax is set up in Booking.com, it will show in the accounting statement in the section Taxes.
  • If the tax is set up in Lodgify, it will show on top of the nightly price.
Commissions Commissions are not synchronized.

Add-ons Add-ons are not available in Booking.com.

Accounting for an Expedia booking

If you are connected to Expedia via API and receive reservations in Expedia, the synchronization with the Owner statements module works in the following way:

Nightly price

The nightly price will be synchronized with the Owner statements module.

💡 Note: The nightly price will show the gross price the user paid. The commission is not deducted from the price!

Fees Fees will be synchronized with the Owner statements module and will show in the Fees section of the statement.
Taxes

The synchronization of taxes with Expedia depends on where the tax is set up.

  • If the tax is set up in Expedia and will be charged directly with the booking, it will show in the accounting statement in the section Taxes.
  • If the tax is set up in Expedia to pay fees/taxes later, it will be paid by the guest on the check-in and will not be imported into Lodgify ➡ will not show in your accounting statement.
Commissions Commissions are not synchronized.

Add-ons Add-ons are not available in Expedia.

Accounting for a HomeAway/VRBO booking

If you are connected to HomeAway/VRBO via API and receive a reservation, the synchronization with the Owner statements module works in the following way:

Concept Notes
Nightly price

The nightly price will be synchronized with the Owner statements module.

Fees As all fees need to be set up in Lodgify, they will be synchronized with the Owner statements module and will show in the Fees section of the statement.
Taxes As all taxes need to be set up in Lodgify, they will be synchronized with the Owner statements module and taxes will show in the Taxes section of the statement.
Commissions Commissions are not synchronized.
