Configure your season rates settings (BETA)

Season rates enable you to set different prices for specific time periods, for example, during summer or public holidays, when prices usually rise. You can create several season rates and set each season rate to apply to multiple periods.

💡 Notes:

  • The season rates you set will override the standard nightly price during the selected period. If you create a new season rate that overlaps with an existing one, the dates will be removed from the previous season rate and added to the new one.
  • Nightly overrides will take priority over any season rates you’ve set.
  •  If you want to set a different price or minimum stay for a specific day, you can do it directly from your calendar.
  • Season rates established while dynamic pricing is active will cease to apply upon deactivation of dynamic pricing, requiring their setup either before enabling dynamic pricing or after its deactivation.

Create a season rate

To create a season rate:

  1. Go to your left-hand menu and select Rentals.
  2. Choose the rental you wish to edit and select Season Rates.
  3. Now click Add Season, enter the season name and date periods, and click Create.

Once your season rate is created, you can configure its settings by clicking on the season rate.

You can edit the following settings:

Setting Notes
Season details

To edit the season rate details, such as name and date ranges, click the pencil icon on the right side.

To add a new date range, click Select date range and select the start and end dates. To remove it, click the three dots next to it and select Delete period.

To repeat a date range over the years, click the three dots next to it and select Repeat yearly. To stop the date range repetition, click the three dots again and select Don't repeat yearly.

💡 Note: It is not possible to create a season rate for just one night. To change the rate of just one specific night, use the Nightly override function.

Nightly price and Custom weekend price

Enter the nightly rate of your rental.
💡 Note: This is a required field.

You can set a custom weekend price (Friday and Saturday) for your season rate. This will override the default weekend price for any Friday or Saturday during that specific date range.

Extra guest fee

You can set an extra charge for each guest above a set number. Click the pencil icon next to the Extra guest fee, enter the extra charge per night, and select after how many guests it applies.

💡 Note: This setting does not override the maximum number of guests allowed at your rental. You can adjust this setting from the rental's Overview section.

Short-stay fee

You can set an extra charge when the stay is too short. Click the pencil icon next to the Short-stay fee, enter the short stay length and the extra charge per night.

💡 Note: This setting does not override a minimum stay. If you set a minimum stay of 3 nights, guests still can’t book 1 or 2 nights.

Discounts

You can set the following Discounts for your season rate:

  • Length of stay
  • Last minute
  • Early booker

If you configured these discounts in your rental's Pricing section, you can:

  • Use the same values set in Pricing
  • Use custom values
  • Disable discounts for this date range

💡 Note: When creating a new season rate, your discounts set in Pricing will be copied.

Minimum stay

Set the minimum stay for the selected date range. You can also set Rules by day of the week to configure different minimum stays per weekday.

💡 Notes:

  • When creating a new season rate, your minimum stay set in Availability will be copied. To enter a custom value, unselect Use the minimum stay set in Availability.
  • If a reservation includes multiple days of the week, the longest minimum stay applies.

🔎 Example: If you set a minimum stay of 2 nights for Monday and 3 nights for Tuesday, a guest wanting to check in on Monday will need to book a minimum stay from Monday to Thursday, adhering to the longest minimum stay requirement of 3 nights across the entire booking period.

Maximum stay

You can set the maximum stay for the selected date range.

💡 Note: When creating a new season rate, your maximum stay set in Availability will be copied. To enter a custom value, unselect Use the maximum stay set in Availability.

Unavailable check-in/out days

You can set unavailable check-in or check-out days for the selected date range.

💡 Note: When creating a new season rate, your check-in/out days set in Availability will be copied with their set values. To enter a custom value, unselect Use the value set in Availability.

💡 Note: Make sure to Save after editing each setting.

To edit an existing season rate, simply click on it in the season rates list, and make your desired changes.
