Use Dynamic Pricing to dynamically optimize your nightly pricing

Dynamic Pricing uses algorithm-driven recommendations, powered by our partner Beyond Pricing, to automatically adjust your nightly rates based on seasonality, demand shifts, local events, and competitor pricing, helping you maximize revenue without daily manual oversight. You can activate or deactivate Dynamic Pricing at any time.

⚠️ Important:

  • Activating Dynamic Pricing will override your nightly prices with optimized pricing. Lodgify cannot guarantee any specific results, so you remain ultimately responsible for monitoring and managing your rates.
  • Deactivating Dynamic Pricing resets your prices to your previously configured manual prices.
  • Dynamic Pricing cannot be used together with External Rates (such as PriceLabs) on the same rental. You'll need to disable External Rates first.
  • While Dynamic Pricing is active, Season Rates remain available, but you won't be able to use price per night, weekend rates, or short stay fees within it.
  • Dynamic Pricing is not available for rentals using the legacy Room Types functionality.

How Dynamic Pricing works

Dynamic Pricing's algorithm, powered by Beyond Pricing, takes several data points into account to optimize your pricing and revenue potential. Your Base Price is calculated using:

  • Current price and listing performance feedback: your listing's current pricing setup and how it has performed, forming a feedback loop toward a more optimized base price.
  • Comp set pricing: a set of 5–20 similar, actively priced listings near you, used as a guide for a starting base price. Not all listings will have a comp set, and matching one can take some time.
  • Neighborhood pricing: for listings without a comp set, the wider neighborhood is analyzed by bedroom size to establish a starting base price.
  • Listing reservations: existing reservations on your listing are used to sense-check the other data sources.

Your Nightly Prices are then generated for the next 540 days (18 months) and updated daily, taking into account: seasonality, day of the week, local and national events, Airbnb reviews, year-over-year market trends, upcoming vacancies, and booking lead time.

Activate Dynamic Pricing

To activate Dynamic Pricing:

  1. Go to your Calendar and select the rental for which you want to activate Dynamic Pricing.
  2. Click Activate in the Dynamic Pricing section in the right-side panel, then click Set up Dynamic Pricing to start the setup.
  3. Follow the 2-step setup:
    1. Set your Base Price and Minimum Price.
      💡 Note: Your Base Price cannot be set lower than your Minimum Price.
    2. Review the prices and click Continue.
    3. Click Activate Dynamic Pricing to finish the setup. Prices will be updated within a few minutes.

Once active, you'll be able to view the Dynamic Prices generated by Beyond Pricing directly on your Calendar.

💡 Note: Dynamic Pricing requires pricing data from Beyond Pricing, which isn't available in every market yet. If your listing's location isn't covered, you'll see an option to Request access.

Choose your pricing strategy

You can set and adjust your pricing strategy at any time, choosing between:

  • Maximize occupancy
  • Balanced revenue
  • Maximize nightly rate

Override a Dynamic Price

You can override the Dynamic Price for any night at any time directly from your Calendar by clicking on the dates and editing the nightly price. Overridden prices show as underlined on your Calendar.

Edit your Base and Minimum Price

You can edit your Base Price and Minimum Price at any time from Calendar's single view by clicking on Edit strategy in the Dynamic Pricing section. There is currently no maximum price setting.

Deactivate Dynamic Pricing

You can deactivate Dynamic Pricing at any time by clicking on Edit strategy and then Deactivate. You'll see a warning asking you to confirm before deactivating.

💡 Note: Deactivating instantly resets your calendar prices to your manually configured prices from before activation.

Dynamic Pricing and your subscription plan

Dynamic Pricing is included with the Professional and Ultimate plans. There is no additional fee.

If you're on another plan, you can try Dynamic Pricing free for 3 months. After your trial ends, you'll need to upgrade to a Professional or Ultimate plan to keep using it.

Frequently Asked Questions

Do channel markups apply to Dynamic Prices?

Yes. Dynamic Pricing calculates your nightly rate first, and your channel markups (such as OTA commissions or direct booking discounts) are applied on top. Your calendar shows the pre-markup Dynamic Price.

What happens to my prices if I deactivate Dynamic Pricing?

Your calendar prices freeze at the moment you deactivate, and you'll return to your manual prices as they were beforehand. If you decide to reactivate later, your previous Base Price, Minimum Price, and strategy are restored.

Are there additional fees for using Dynamic Pricing?

No, there are no additional fees. Dynamic Pricing is included in the Professional and Ultimate plans.

My listing is in an area where Dynamic Pricing isn't available. What can I do?

You'll see an ineligibility message with a Request access option. This sends a request to our team, who will work with Beyond Pricing to try to cover your location going forward.

What settings become unavailable once I activate Dynamic Pricing?

Price per night, weekend prices, and short stay fees will become unavailable after activating Dynamic Pricing. You can manage other settings, such as minimum stay per weekday, extra guest charge, and unavailable check-in/check-out days from your rental's Availability page, or from the Season rates section.

What settings can I define in the Dynamic Pricing UI?

Base Price and Minimum Price. There is currently no maximum price setting.

My trial ended. Can I keep using Dynamic Pricing?

Your trial lasts 3 months from first activation. Trials end with no auto-charge. To keep using Dynamic Pricing afterward, you'll need to upgrade to a Professional or Ultimate plan.

Is Dynamic Pricing compatible with Room Types?

No, Dynamic Pricing is not available for rentals using the legacy Room Types functionality.
