How-to check price discrepancies on Booking.com (BETA)

If you notice a price difference between Lodgify and Booking.com, follow these steps to understand why.

Step 1: Check for a Markup in Lodgify

  • Go to the Pricing section of your rental in Lodgify.
  • If you’ve applied a Channel markup, this increases the base rate.

Example

  • Room rate: $100
  • Markup: 5%
  • Price on Booking.com: 
    $100 + 5% = $105 

Step 2: Check for fees and taxes configured in Lodgify

  • In the Pricing section, review any fees and taxes added to the rental.
  • Fees and taxes will be exported to Booking.com, separated from the room rate.

    Example
    • Room rate: $100
    • Markup: 5%
    • Cleaning fee: $45
    • Lodging tax: 7%
    • Price on Booking.com:
      $100 + 5% = $105
      $105 + $45 + 7% = $157,30

Step 3: Check your connected rate plans

  • In the Channel Manager > Booking.com, click on View details next to your rental.
  • In the Sync settings page, you will find all of the connected rate plans and the corresponding rate adjustments.
  • In your Booking.com Extranet calendar, you can view the prices exported from Lodgify for each of your connected rate plans. If the price differs from the Lodgify prices, move to the next step to understand why.

Step 4: Simulate the booking

  • In your Lodgify calendar, start creating a booking. Select the dates and proceed to Step 2 of the booking flow to view the full price breakdown.
  • Then, open your Booking.com property page (as if you were a guest) and select the same dates.
  • Select the rate that you want to check (for example, non-refundable)
  • Move to the checkout page on Booking.com to view the full price breakdown.
  • Compare the room and rate shown in Lodgify to what appears on Booking.com.

    💡Note: If you have added fees or taxes in Booking.com, they may be charged on top of the ones exported from Lodgify. It is recommended to configure fees and taxes only in Lodgify.

Step 5: Check the price configuration in the Booking.com Extranet

  • If your property is a hotel, go to the Booking.com Extranet, click Property > VAT/tax/charges to view fees and taxes charged for your property. You can remove the charges from this page.
  • If your property isn't a hotel, go to the Booking.com Extranet, click Property > Policies > Additional fees and charges to view the fees and taxes charged for your property. You can remove the charges from this page.
